"????? Highly Recommended Review: Funari Public Adjusters I am writing to share my experience with Funari Public Adjusters, and I cannot say enough about the exceptional service provided by the owners, Chris and Vito, and their entire team of experts. From the very first call, they were immediately available and responsive, helping me during my critical time of need. The team went above and beyond in every aspect?from assigning a dedicated representative to handle my claim, to guiding me through the entire process from start to finish. Every staff member I interacted with was friendly, professional, and extremely helpful whenever I had questions. I have used this company on three separate occasions, and each time they exceeded my expectations: When a neighbor?s tree fell on the back portion of my home. When I experienced a theft at my rental property, resulting in damages and losses. Most recently, after heavy rains caused significant roof damage to my home, including my top-floor"

"All projects were completed to a standard beyond expectations. The facade work won a local community organization award. The Bellweather principals advised on the planning of all three projects, helping us design the best way to meet our goals within the budget we could afford. When renovating and remodeling old houses surprises always happen. Bellweather always consulted thoroughly before adjusting plans to deal with unexpected circumstances. The remodeling of the first floor and building of the addition necessitated some follow up work a year a later due to the old structure adjusting to the changes that were made. This work was done under warranty as soon as the need was identified. The people who carried out the work were not only highly skilled, thorough and professional, but were also enjoyable and interesting company to have in our house for a few months. While pleased to have the work completed, we did miss our daily interactions with them."

"The project smoothly. I was completely new to the remodeling process and become very nervous when Dan said we needed a structural engineer to look at the project. Luckily Dan works closely with one and he was able to come out and map out how to put in the structural beam. Once in place I was still nervous because I had never seen my house so torn apart from the demo. But it all worked out in the end and Dan and his crew were able to deliver a beautiful result ahead of schedule."

"Mark Grimadli received the report from FEI construction and followed through in a superior way and did complete what the report stated must be done.  His crew was large and professional and no fooling around.  Just fabulous.  And I had two other structural engineers over the years that I have lived in this house, and both pale in comparison to Jor Graci.  I can't believe that I finally connected with a Structural Engineer and Contractor who were above board, did superior work and did not rip me off; <br />"

FAQs for engineer structural projects in Lansdale, PA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
