"Before we worked with Dan Root, we were looking into selling our house using traditional real estate companies as well as to e-buyers. We’re so glad that we went with Wisdom Real Estate again (bought the house with their help). We got the amazing experience of a real person as our agent and got more for our house than we thought we could. Dan was very informative, pleasant, and knowledgeable in selling real estate and the market. He explained the process very clearly the first time we met him and was very responsive and always made sure to update us along the way. His professionalism and competence allowed us to complete the house sale without feeling any unnecessary stress. Our transaction coordinator, Amy Warren, was excellent at her job and ensured we were updated on each action needed and the progress of the transaction. We do believe that we had the best experience possible selling our home and the price we sold it for was the exact one Dan predicted, which was higher than we expected. Thank you very much, Dan! Thank you, Amy! And thank you, Scott Burke. It was a pleasure working with you all."

"My husband I and used Mike M, Peter D, and the Guaranteed Rate team previously with our home purchase and refinance in Orange County, CA. They were great then and actually approached us with a way to refinance and save hundreds per month by doing so. We wouldn’t have known about the refinance opportunity otherwise. We knew we found a great team for all our mortgage needs from that point on. Mike, Peter, and his Guaranteed Rate were the natural choice when my husband and I decided to make a huge move from California to Florida. When we found the home we wanted to purchase, we called Guaranteed Rate. The local real estate agent strongly resisted us going with Guaranteed Rate and insisted we use a local lender she was familiar with. We told her no thanks; we have our team for life. By the end of the deal, the same real estate agent raved about how amazing Guaranteed Rate is and how wonderful they were to work with. This is especially true because 2 days before closing, Hurricane Michael hit closeby our new house. While we thankfully were not impacted, all mortgages had to be closely inspected in nearby counties. Guaranteed Rate made frequent calls to everyone involved in our real estate deal and quickly got us back on track to close in record time. Folks working with other lenders didn’t get so lucky and some are still being delayed. Thanks again to Mike, Peter, and the entire Guaranteed Rate team for making our home ownership dreams come true again!!"

"Michael is AMAZING. This is the second time we’ve worked with him, and I will never call another realtor ever- never ever. We loved working with Michael. He fought hard for us and to get us in a home that was right for our family. He was there every step of the way. Whenever we had a question or needed an update he was a call or text away. Michael is super responsive and punctual. He made house hunting fun and enjoyable, we loved spending our weekends with him. Michael knows the area, knows the market and it shows. He has many contacts in the market- if you need a Radon guy, a roofer, a painter, or whatever you may need he has a contact and is willing to help. Michael is caring, sympathetic, experienced and incredible at what he does. I would 100 times over call Michael for any and all my real estate needs. If your in the market for a Realotor Michael Winslow is your guy!"

FAQs for appraisal real estate service projects in Longmont, CO

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
