"This appraiser was hired by my lender to do an appraisal for a home loan. She provided the initial appraisal which was right on target. Then apparently the lender complained that it was too high. With the only reason being to keep the lender happy, she revised the original appraisal and reduced the value of the property by an astounding and ridiculous 20% to well below the value of nearby comps. I am assuming this was done to keep business coming from the lender. We lost the loan based exclusively on the revised appraisal. Unethical and a violation of real estate appraiser code of ethics. Will absolutely never use this appraiser again and do not recommend."

"My house was overvalued by the property tax assessor. It has a lot of damage and is not appropriately reflected in the neighborhood comparisons. (Termites, dry rot, multiple roof leaks, water damage to drywall and floors, failed windows and doors needing replacement) I needed to document this and its effect on the market value. Angie's List steered me to Akrivis. Very prompt and helpful on the phone. I was clear about the situation and what I needed. Two separate conversations initially, and one further conversation with Akrivis when their photographer needed to be instructed to take picture of damaged areas not just routine front back and two pictures of each room. The appraisal I got showed none of this. No real documentation of condition. The finished report consisted of a few general photos and a comparison of neighborhood values based on average price per square foot. Totally useless to me. Called the appraiser who was hostile and unhelpful. I'm out $400 for nothing."
