"After an unusual situation arose at my home, I was concerned about the possibility of structural damage caused by drilling and new construction at an adjacent lot. After receiving a recommendation for Veitas Engineers from a trusted source, I called and scheduled an appointment. I am so thankful that I did. I continue to be impressed with the amount of time that the two engineers spent at my house, closely inspecting the exterior and interior. Within days, I received a 16-page detailed report which included drawings, photographs, recommendations, and action items. I was so pleased when I saw that the action items were categorized as structural and non-structural, that is, that the engineers included items beyond my actual structural concerns. I used the report when working with a contractor to follow up on the recommendations and action items. The contractor was impressed with the quality, clarity, and scope of the report. I am so happy that I chose Veitas Engineers!"

"Jed Hannon is an experienced Structural Engineer. We required two inspections, one for required paperwork and another in order to make a major structural decision. Jed provided both services. We had full confidence in Jed's professional knowledge as well as his informal advice. We would not hesitate to recommend."

While thoroughly going over each of our structural concerns, Nelson offered advice on our project and on how best to proceed with the work we wanted to have done. "We started with a handyman company, but when the job proved too much for his level of expertise, we had him just tear down the current porch and turned to a real construction company to do the rebuild.  Their recommendation that we hire a civil engineer to design the mechanics of the buttressing work was their best advice.  We are now confident that this house will last for more generations.

"Overall our experience with Steve and his crew were great. Not only does our attic look great on the outside, the structures underneath are high quality. The new insulation is better quality and the replaced framing and floors makes the structure sturdier. In fact, it’s so well insulated that the attic is now 90% sound proof and the temperature doesn’t change regardless of the outside temperature.  I was also very impressed with the fact that Steve never cut corners. For instances, we ran into an unforeseen issue of mold. Steve didn’t just cover up the problem and move on. He insured us that the problem was fixed (created ridge vents) and the mold was removed (this entailed replacing insulation and floors).  We did have an issue with one of Steve’s subcontractors but Steve made it up to us by offering his services to replace our rotted trim on our dormers. The value of the work was more than the work lost from his subcontractor. In addition, due to a valid reason, Steve had to put the project on hold for a few weeks but once the problem was resolved he continued his work and finished our attic that exceeded our expectations. Throughout the project Steve and his crew were professional and always kept us informed."

"The contractors quickly responded to our inquiry. And the leading engineer is very experienced. She walked through the house with us listened carefully of our concerns. She came up with repair solutions right at the spot and discussed with us all the options for each solution. And later she gave us a price well within our budget. All works were done within three weeks from the first walk through. The lead engineer kept us updated about the working progress almost daily.  She replied to our questions even during the weekends. So overall, it is job well done!"

FAQs for engineer structural projects in Ocean-bluff, MA

You should replace floor joists as soon as you see clear signs of structural trouble—sagging floors, wide wall cracks, uneven door frames, wet or rotting wood, persistent squeaks, or windows that no longer latch. Tilted or sinking supports in the crawl space are another red flag. If you notice any of these signs, call a pro right away to keep your home’s structure safe.

If the joists are exposed from below, a pro can swap them out without touching the finished floor above. In an unfinished basement or crawl space, you’ll often see the joists and can easily reach them. When insulation, subflooring, or finished flooring blocks access, the crew must remove these materials before repairs can begin.

Sistering allows a pro to reinforce a cracked or undersized joist without tearing up the entire floor. The contractor slowly raises the frame, then fastens a new joist snugly against the damaged one to share the load. When done correctly, sistering restores full structural strength and keeps the floor level without the cost of a complete replacement.

Floor joists installed correctly in a stable environment can last for 100 years or more, often outlasting the house itself. However, termite damage, moisture, leaks, and other problems can significantly reduce a floor's lifespan. For instance, if the floor is exposed to consistent moisture, you'll likely need to replace the joists every 20 to 30 years.

Homeowners' insurance covers floor joist damage resulting from sudden and accidental events, such as fire, windstorm, or water damage from a burst pipe. It will not cover repairs resulting from gradual deterioration, poor maintenance, or termite infestations. Review your insurance policy and consult your provider to verify the conditions that guarantee full coverage. Doing so ensures you are fully aware of your responsibilities and can plan your repair work with complete confidence.

Floor joists are essential structural components that provide a stable foundation for your home. They directly transfer the weight of floors, furniture, and occupants to the foundation, ensuring stability and a safe living environment. Without these robust beams, the structure would face compromised load distribution, leading to potential safety hazards and costly repairs. Proper installation and maintenance are crucial for long-term durability and safety.
