"Mina is extremely knowledgeable, clear, patient, and upfront. I never hired a structural engineer before and was feeling intimidated by the process. Kiro Engineering understood my issues and home renovation desires and provided me several solutions to make sure the result was safe and properly executed. Through conversation it was clear that Kiro is equally at home dealing with a homeowner like myself as well as very high end extensive and commercial projects. I can’t recommend Kiro enough for any structural engineering projects."

"I contacted three big-name companies to access a series of basement wall cracks. Two came and proposed differing actions. Neither solution, nor costs, appealed to me. I needed expert engineering guidance. Researched several candidates, and selected Mina Mikaeel. I informed him of relevant details about the house, and of my meeting with the basement people. He conducted a thorough assessment of the structure and the land grading. During that process, he advised me on the causes of the cracks and suggestions on how I can easily prevent more. He cited the pros and cons of Basement Repair companies, and then explained â with evidenceâ that my situation was not as serious as those folks led me to believe. Mr. Mikaeel then defined a corrective action plan: citing the necessary actions, the equipment needed, cuts to be made, the sequence, and specific materials for sealing. He also recommended qualified people, and offered to come back to assess their work. The work was completed. I have peace of mind (and a warranty on that work)! Hiring Mr. Mikaeel was the best decision, and investment, that I made on this project. He has my highest recommendation. Thank you, Mina."

"Because of the current state of our society due to the COVID-19 it was hard for me to imagine that I would receive such GREAT results with social distancing and other measures we must follow to stay healthy. I recently had storm damage on the back of my home that resulted in approximately 20% of the siding being ripped off. The stress of trying to find a reliable contractor to do the repairs is always scary when things are normal, but I must be one of the luckiest people on earth because I reliability in Duane Mainardi. Not only was the work done to absolute perfection, but the precautions to keep everyone safe, the workmanship, the communication, and flexibility was outstanding. Duane was in constant communication with me on problems and adjustments that had to be made during the entire project. We all know that once you start taking apart a 30 year old home, you will find surprises that can be stressful. The beauty of this contractor is that he never painted a grim picture and always provided a solution that was detailed, made sense and offered me the security that any underlying issues would be fixed. His on-site project manager came with skills to address my vision. Dobson took control of the site and brought great ideas based on the current state of my home and his vast experience and commitment to customer satisfaction. Mid-stream into the project, we decided that a frame around a window was not exactly how we had pictured it. This was after the siding had been completed on that side of the house however, even though there was going to be a fair amount of work to remove the siding and frame the window the way we wanted it, Dobson did not hesitate to accommodate our vision. Each day the work area was cleaned and safe enough to let my dog and family enjoy the front and backyards. The end result of his efforts are nothing less than stellar! Duane Mainardi Builders transformed my home into a structure that you would think was built no more than a year or two ago and is by far now one of the best looking homes in our development. I have had numerous neighbors and even realtors come by, compliment and ask for Duane’s contact information. There are no regrets here and I would not hesitate to hire Duane again or recommend to anyone who is looking for quality work. If you’re looking for a contractor who delivers what they say they will and genuine concern for customer satisfaction, Mainardi builders fits the profile and I would definitely hire them again."

"We examined the entire house, from basement to attic. <br /> In the basement, there was one issue: there are four steel columns that support wooden beams that run the width of the house. Those columns are rusting away, and thus they require replacement or reinforcing. It is possible that many houses in my neighborhood have a similar problem. <br /> He inspected the rest of the house very professionally, pointing out anything that he found unusual. The major item of interest that he mentioned is that the roof is supported by trusses. The trusses move vertically, by their nature - so, for example, I have "nail pops" in some ceilings in the second floor rooms due to truss behavior. <br /> He sent me an email report, briefly summarizing what he examined and commented on. <br />"

FAQs for engineer structural projects in Philadelphia, PA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
