"DO NOT HIRE. If you're looking for a misogynist old man to tell you he did his job when he didn't hire Cowen Associates. The worst customer service I have ever experienced. Fred, the owner refused to give me measurements that he claims were written in his drawing and then called me to tell me it's not his job to give me the measurements. He charged me $200 per hour to then tell me I shouldn't be the general contractor on my own job and that I don't know anything."

"The original installation process went very smoothly, however,, A few years after the panels were installed, a leak developed at one of the punctures for the panel mounts. we first called back the roofer to see if the leak was not due to the solar mounts, but he confirmed that the leak was indeed right under one of the mounts. SolarFlair came to take a look and applied a product to the interior of the roof which did nothing to stop the leak, they came back and applied roof tar on the outside which again did not stop the leak. this process has been very frustrating for the lack of communication, the slowness and incomplete response to the issue. They've closed out the work each time they've done something before veryifying that the leak has been fixed (it still has not been fixed). The company had taken over 9 months from our inital call, and we still have a leaking roof. we have very little communication from SolarFlair as to what actions they have taken, and what next they could do. it seems clear that part of the roof needs to be replaced to fix the leak."

"Chris was highly responsive via text and email, and constantly communicated with us throughout the entire quote and renovation process. He would send status updates daily, and let us know if any problems came up and what the cost would be to get them fixed. We really appreciated his genuine character and honesty throughout the ~2 month process of our renovation. We had a lot of work done, and although there were a couple issues that came up, Chris made sure everything was fixed to our liking and that we were 100% satisfied. We will definitely work with Chris in the future, and are so happy we finally have our dream kitchen. Thank you Chris!"

Delaney Restoration is a full service residential contracting business. Our goal as a business is to supply a service that we can be proud of and build something that will last. One of the ways we do this is by using the same subcontractors to ensure reliablity and a consistant product. Working together as a team also allows us to give our best work at a reasonable price.\n\nOur philosophy as a business is to be of service and build trusting relationships with clients, rather than trying to get your business and just move on to the next job. We believe in full transparency and helping the client make the best well informed decision about what work needs to be done and how we came to that conclusion. \n\nMost of our work is repeat business or referrals from existing clients and there is no job too small for us. We know that it's the small things that make our everyday life a little easier and by giving our attention to your "to do" list of projects we can gain your trust to be the one you want to call when something needs to be fixed or when you have made the decision to do a major renovation to a kitchen or bathroom.\n\nWe take pride in knowing that we have built a relationship based on doing what we said we were going to do, when we were going to do it and for the price agreed upon. We also know that doing any project big or small can be very stressful. Being clean, professional and respectful of your space is always on our mind and we have never been asked to improve in any of these areas.\n\nThis is the profession we have chose and we love to do it!

FAQs for engineer structural projects in Shrewsbury, MA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
