"Mauricio and Crisjan were the initial sales reps who came to examine the issue and they took the time to test drainage that might have potentially been creating the water issue. They offered a reasonable solution (sealing the visible cracks and holes in the concrete and I was contacted within a couple of days with an estimate and scheduling options. Sean was our tech and he did a fantastic job diagnosing the issue beyond just the cracks. He not only address all the holes and cracks in the concrete and mortar, he sealed up additional entry points above the foundation. He sourced additional materials to cover openings for cable lines. He went above and beyond and gave us measured information on how we should continue to monitor and treat this area as the house settles. He was thorough, informative, and provided excellent service in his work. I'm very glad that Sean was the technician sent to us and I would specifically request him for your projects."

"Excellent work on a large foundation stabilization project. Installed 16 piers down to rock. Had to dig holes down to 10 feet to get foundation footing. Foreman Alex was great in keeping us informed as the project went on for 8 days. Highly recommend this company for any foundation work. "

"Good people to work with, professional in every way. Normally when we received 2" of rain water would start entering the basement. When we receive 3" the basement floor would be covered. Two days after installing their system our area received 8.5" of rain and our basement remained dry, not a drop got in the house. These guys know what they are doing."

"One key challenge was the pool, landscaping and deck. They took careful consideration of the surrounding installations including parking the concrete truck on the access road and hauling the concrete into the project. The project manager, Josh Case kept me informed through the process and supervised the final installation. I had been through a number of companies to get this work done, but M&F stepped up and executed professionally."

"We had a bad winter storm with high winds. Many of the asphalt shingles flew off the garage roof and we needed a quick replacement of the roof because more winter storms were forecasted. Jim at A Plus Handyman gave us a very good estimate and despite bad weather, he was able to replace the roof quickly and weatherize it before the interior of the garage was damaged. He was super nice to deal with, responsive, affordable with quality work. Would definitely do business with him again!!"

"Last year, we needed to replace our 60 year old concrete driveway, and got a few quotes from different companies. Bright (Steve in particular) provided a great, detailed quote, and was very knowledgeable and responsive to our questions, so we went with Bright. We are glad we did. The driveway turned out great. This year, we needed to replace a flagstone walkway and patio, and went with Bright again. Bright's construction team was meticulous, courteous, and responsive to our questions and requests. It was clear from watching Bright's masons work that they took pride in their craftsmanship. The patio and walkway look great."

"The serviceman from Apex Waterproofing inspected the areas that concerned me, and described some minor work that needed to be done but could be done by a handyman. He did not recommend any major work. His analysis of my 70 year old house was essentially the same as that of the Crackman. I was very pleased to get essentially the same responses from both companies and useful information."

"They did a complete make over of our front yard in 2014. This included removing all existing shrubs, redoing beds, planting new shrubs and perennials, and building a stone wall. The yard is so beautiful now and we have received many complements from our neighbors. Many of out neighbors have decided to use Kiara's landscaping for their landscaping needs as well.

In 2015 they replaced broken underground drainage pipes by our garage, and build a swale with rocks at our property line. Finally our drainage problems were resolved and we are very pleased with the results. In 2015 they also plated two trees at our property.

In the spring of 2016 we used them for spring cleaning and mulching. We will have them come back in the summer to build a wooden mail box post I have designed.

We have been extremely happy with Kiara's landscaping and can highly recommend them for anyone with big or small projects in the yard."

FAQs for concrete injection leveling mudjacking projects in Warrenton, VA

Mudjacking and foam jacking differ significantly in both materials and methods. Mudjacking uses a cement-based slurry to fill voids beneath a slab, while foam jacking uses expanding polyurethane foam delivered under high pressure to achieve superior structural support. This material distinction enhances load-bearing strength and overall stability in your repair.

Mudjacking takes between one and three days to dry completely. During this time, it's important to avoid putting weight on the slab until it's fully cured. The drying time depends on the project size and environmental conditions. In contrast, polyurethane foam used in foam jacking can cure in as little as one hour.

No, mudjacking is not a permanent fix for sinking concrete. While it effectively lifts the slab and can last five to 10 years, it doesn't address underlying soil issues that may cause future sinking. For a more permanent solution, you might consider foam jacking or complete slab replacement, which can address deeper structural problems.
