"The work was performed extremely capably and produced an evaluation that should stand me in good stead as I appeal an excessive property tax revaluation. Akrivis provided me with an accurate, well documented report and took only seven days to do it. I am very pleased."

"Laurie is exceptional. In helping me find a new home, she listened to what I needed and wanted and followed up with properties that exactly met my criteria. In the end, she found the perfect home at a great price in an area I wasn’t initially considering — something that wouldn’t have happened without her initiative. She has a deep knowledge of the market, is never salesy, and has a genuine concern for her clients. An added bonus: she has great resources for movers, cleaners, electricians, and other professionals that help make a move go smoothly. Laurie made the buying process low-stress and enjoyable. I would gladly work with her again."

"Very professional. Agent spent a lot of her personal time looking at houses and sending the appropriate feedback for properties to bid on. Was able to close on a house that we love in the area we were looking for!"

"Good Installation but Terrible Customer Service, Bait switch price increasing Car not starting because they ran the battery dead during installation on my newer honda accord with new car battery Being lied to by Kendall the front desk assistant Being threatened by Eric the Owner of the company when I had a complaint I started off with a great experience with Dustin the General Manager over the phone. I was referred by the company doing the windshield replacement when they do the tint. He did a excellent job describing each tint package and ask me question to find the right package within my budget. I confirmed with him the package and that everything was included except for tax. I was satisfied and call back the next day. Dustin was not available and spoke to Kendall to confirm everything so on installation day there were no surprises. On Installation day I come in at 8:15am and speak with Kendall. She immediately walks me over to the tint packages and ask me what I want. I'm confused because I though everything was finalized over the phone. She says the windshield tint can be a different tint then the rest of the car. I asked how much of a upgrade in price this will be. She comes back to me and communicates that they are already tinting the replacement windshield and I'm stuck with my first selection over the phone. Which is okay but why the upsell on something that wasn't an option in the first place. She then begins to sell me on the windshield tint and explain that already included and they are tinting it as we speak and I will have to pay 225.00 more because it's not included on the original quote. I was very concern and told her I verified all charges with Dustin and also her over the phone. She continues to pressure me to pay the upcharge and I continue to tell her that this surprise upcharging is not okay. She steps a way for less than a minute and then tells me they can include it with charging me more. I get a call from Kendall at 1:15 that the car is all completed. I come in at 2:50 and they are still working on it but they are doing the completion in the front parking lot. I wait in my car for another 20 minutes until there done. I would rather wait and have it done correctly. Why I had a car almost 2 hours prior saying its completed is unknown. I'm glad I didn't come sooner I would have been waiting. The Tech as he is walking away from me tells me quickly what to do and not to do. I come in to check out with Kendall and she does a great job getting me out the door quickly after paying. I proceed to start my car and it doesn't start the battery was drained. Kendall comes out with a attitude as I'm inconveniencing her. She has the starter in a box and tells me because I'm a man and she's a woman she should do it. I can't see if its a cigarette lighter jump start or battery connecter because it's still in the box. I ask her what kind? She then says if I'm not man enough she can get one of her guys out to do it! The car starter worked I asked for the the owner phone #. She tells me that she can't give it out and he will call me. Then walks into the store as I follow in to ask again she tells me to leave the store. A few minutes later I'm on the phone with my wife stunned by the level of customer service. Erk the owner that was supposably not there comes out to me and acts like nothing happens. He then tells me that He watch the security camera of me and because I was bothered and respectively assertive with what I was promised that I was being rude and Kendall had her reasons to treat me the way she did. I asked a question about the bubbles in the tint and when they go away (kendall communicated that this will happen. He told me that the bubbling doesn't go away and if you don't like it I can rip it out and give you your money back. He then says we don't do perfect tinting (which perfect is impossible) I just didn't need a threatening response included with the answer to my question. I left there satisfied with the good tint job but, unsettled with the way I was treated and how they didn't value my business with poor customer service."

Think about all of the people involved when you go visit your favorite resort or hotel. There are bellmen, check-in clerks, maids, designers, architects, builders, investors and on and on. Every person plays a specific role with one goal in mind: create a wonderful experience for you the customer. The real estate industry is made up largely of single agents who have to manage every part of a real estate transaction themselves and as a result the average realtor in the Phoenix area only sells about 6 homes a year. It’s simply too big a job to do exceptionally well on your own. Instead of this old approach we have adopted a team model with our clients in mind. Each member of our team has a specific role and set of skills that serves our clients in unique ways. So relax and take it easy! Our team is here to serve you and give you an experience that will make you feel like you are at the finest of resorts.

FAQs for appraisal real estate service projects in Wickenburg, AZ

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
