"My fiancée and I had the great misfortune of house hunting during an exceptionally crazy time in the real estate industry. It was a big-time seller’s market, buyer demand at an all-time high, interest rates skyrocketing, etc… We were looking at houses all throughout the Greater Philadelphia region – pretty much anything out of the city, but within 25 miles of the city. As you can imagine, this was an incredibly long and demoralizing process, especially being first-time home buyers. Thankfully, we had an ace in the hole! Jon Leonard, our broker at Kuranda Mortgage, was an absolute GODSEND! He worked tirelessly and communicated with us around-the-clock. He never missed any of our calls and always responded to emails / texts quickly. Jon knew how to explain complex information in a way that would make sense to us, and he had the answers to all of our questions. I honestly don’t know how we would have gotten through this without him. "We wanted to sell our home in South Jersey. We looked on Angie's List for a realtor and we found Mr. Ed McNally. We are so glad to have found such a professional and caring realtor. Following his advice, we prepared the home for sale. To our surprise, our home had two offers within one week. Mr. McNally was there to help us with the paperwork and appointments. "<strong>The good:</strong> <br /> Initial conversation went well; fair fees and competitive rates.  Broker was responsive and eager to proceed with the loan (called me a couple times even after I told him I'd get back in a few hours - hey eagerness is ok with me).  <br /> <strong>The Bad:</strong> <br /> After signing the commitment papers and paid for rate-lock/appraisal, getting a call back was non-existent (always says he's busy).  To be fair the broker was usually available when I called <br /> <strong>The Ugly:</strong> <br /> The biggest issues is that AFMC uses Springhouse Appraisals (an aggregator who makes money on the difference between what you pay and how low they can pay their appraisers).  Their business model depends on how low they can spend on subcontractor appraisers - so how much experience do you think their hires have?  My appraiser was SHADY.  Suppose to be Philly based (first question I asked my broker) but his business address is a 3rd floor apartment that was on the rental market.  His cell number is Jersey based and he missed a comp property on the next block but picked one up that's half mile away (too far in Philly).  Needless to say it was LOW!!  I don't mean a little under but laughing-on-the-floor low.  At that point to pull out of the deal means losing $1250 (rate lock & appraisal fee) so AFMC would not care.  My broker wasn't helpful even though I showed him the sold property on the next block.  (he said he'll talk to his boss but ended up not calling back).  <br /> <strong>Bottom Line:</strong> <br /> I made a mistake by not using my regular mortgage guy (he had too many projects and wanted me to wait).  My recommendation is to use someone else if you live in Philly and need a high appraisal.  I think Jersey would be ok with this company.  Otherwise they provide competitive rates and have lower than average fees with competent mortgage brokers on staff - when you can get a hold of them. <br />"
