"I used Brent Rice for the sale of my mother's home. Not only is he a great real estate agent, very knowledgeable about the industry and great communicator, I felt a great deal of trust in him to help me with decisions that arose during the process. He also helped with issues outside of the real estate realm, (moving and finding a place for a washer/dryer, refrigerator the buyers didn't want) that he certainly didn't have to, but was very willing to help. This was one was a hard one for me, my mother had been in her home for over 20 years and we had to move her into a assisted living facility. I needed/hoped this transaction would be smooth and I picked the right agent for it, from market to close. I very highly recommend Brent Rice, he's not only a great realtor, he's a good, honest person."

"My wife and I are buying a house and needed to do the home inspection. Through research we found Robert, and his profile stood out and decided to hire him. We are glad we did. On his website, it was super easy to schedule and select the services we wanted. He showed up on time for the inspection, and thoroughly covered every inch of the nearly 4000 sqft house. He was focused and detailed oriented all throughout the inspection. At the end of the inspection, he explained which were the most critical issues that needed to be addressed, and emailed us with a list of those items. We got a fast turnaround on the full report, which was much more than we expected. Very thorough, detailed, professional, and with spot-on findings. We asked some questions and got another quick turnaround on the response. At this point, we had all the explanations we needed and felt very confident with the data he provided and the recommendations he made. If you need a home inspection, look no further and hire Robert, you won't regret it."

"A-1 performed a foundation repair on my home 8 years ago. Over the past month we have made at least 20 attempts to contact them via phone and email to perform a warranty check on the prior repair work as we prepare to sell our home. After we were finally able to get a visit scheduled, they did not show up for the appointment and gave no notice. Multiple attempts to contact them since have gotten no response. The sale of our home is contingent upon this check and we are now 2 days from a closing deadline with nothing to show. I've heard of foundation companies being dodgy when it comes to actually honoring warranties, and it seems that A-1 has no interest in following through. I do not recommend working with this company"

FAQs for appraisal real estate service projects in Dallas, TX

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
