"In renovating our beach cottage in Warwick, RI we found the roof needed structural work. Building inspector required a structural engineered plan. Adam was easy to communicate with. He was timely with his plan and follow up inspection. He was also available by text and phone for questions during the project. He was great to work with!"

Customers say: Quality work

"Was having a potential home inspected for structural integrity. Spoke to Bob on the phone a few times. Since the home’s basement primarily consisted of a giant crawl space, I was told Don would do the job. Ultimately, the day before the scheduled inspection, I couldn’t get ahold of Don. Bob said Don was “feeling sick,” so the job was off. Frustrating, but a blessing in disguise because we ended up going with Colonial Restorations (the home was built in the 1800s). Colonial Restorations, LLC is the “go-to” for older home inspections and repairs. Tom was amazing (his son Brad is soon to take over the business)! They were both prompt, professional, and thorough. Very pleased with their work and thorough report/estimate. Colonial Restorations, LLC PO Box 868 Fiskdale, MA 01518 508-735-9900"

"After an unusual situation arose at my home, I was concerned about the possibility of structural damage caused by drilling and new construction at an adjacent lot. After receiving a recommendation for Veitas Engineers from a trusted source, I called and scheduled an appointment. I am so thankful that I did. I continue to be impressed with the amount of time that the two engineers spent at my house, closely inspecting the exterior and interior. Within days, I received a 16-page detailed report which included drawings, photographs, recommendations, and action items. I was so pleased when I saw that the action items were categorized as structural and non-structural, that is, that the engineers included items beyond my actual structural concerns. I used the report when working with a contractor to follow up on the recommendations and action items. The contractor was impressed with the quality, clarity, and scope of the report. I am so happy that I chose Veitas Engineers!"

"I called Bruce Ensor after my home inspector noticed that a large number of joists in the basement had been "repaired" in an unconventional manner.  We were concerned because the affected area was extensive and there was evidence of floor movement and sagging in the floors above. Approximately sixteen joists in the basement appeared to have been repaired using a smallish metal bracket apparently for the purpose of adding strenght to the connection between 3"x10" hardwood joists and the stacked rock foundation wall.  In addition my home inspector found about 4 joists that had evidence of rot. <br />  B E Structural Engineers are HEROES!  They promptly answered my phone call.  I was able to describe my predicament to Bruce and we scheduled a visit by one of his engineers for the following day.  Ken arrived exactly on time and spent a generous amount of time inspecting, photographing and mapping out the affected areas.  He immediately was able to determine that the brackets were simple aluminum angle bars.  Clearly these were inadequate to take the amount of weight and stress required if a joist became badly rotted. <br /> For more than an hour, Ken and I jointly inspected the basement, the two floors above and a walkway on the north side of the building which was where water was entering the building and had begun to affect the joists.  Ken outlined two potential methods for making repairs.  He estimated costs in a methodical manner and we agreed that the repair would need about 120 man-hours to accomplish.  This, we realized would exceed $10,000.  He told me that he would write up his inspection report, discuss his findings with Bruce, and that I would receive a written report in about 48 hours.  <br /> Subsequently, I called and spoke with Bruce Ensor in an effort to speed up the written report.  Bruce spent a half hour on the phone discussing the problem that the proposed solutions.  The cost estimates were slightly revised and Bruce sent along his report, cost estimates, a drawing of the affected area and the photographs. <br /> The documentation received was used as the basis for negotiations in the purchase.  Bruce's estimate of $12,000 to $15,000 for repairs were added to certain other repair costs.  Ultimately, the Seller offered to discount the selling price by $18,000 which was slightly short of the figure we proposed.  In the meantime, we decided to look elsewhere.  So the house was never actually purchased. <br /> But I could not have asked for better negotiation support than we received from Bruce Ensor.  Had we purchased the home, Bruce's firm could have written specs on the problem that would have been given to the contractors bidding and otherwise have assisted with the solution.  <strong><em>We are well pleased with the services received, money well spent.</em></strong>  Thank you Bruce. <br />"

"Our home required a good foundation repair specialist. The structural engineer we hired had given us a set of drawings and we looked high and low for this expertise. We looked at several contractors before we hired Laliberte Construction. Leo Laliberte came in after I called him from a list provided by Angies List, he quoted to us within a day and was very confident that the job could be handled by his crew. His prices were at par with the market and he gave us a clear break up of costs. What really stood out was the quiet professionalism with which the crew handled day to day complications. His crew stayed on task through the  winter months and were on time everyday  despite tough conditions. When there were extras to be handled alongside the real work the crew handled it all with ease and fortitude.  <br /> Leo is very personable and has a clear and clean command of situations. Our family and his went through some extreme hardship during the time of construction but his crew was very responsive and kept to their tasks. I do not have words to compliment them enough. We would employ them in a heartbeat if we need the help again. <br /> Clearly this team has the experience and knows what they are talking about when they quote. <br /> <br />"

"I was determined to come up with a prioritized, cost-effective plan to make the older section of my house retain heat better. John is great at evaluating problems and coming up with creative and effective solutions. Although his services are expensive at $175/hour (but I have not even considered calling around to get hourly rates of other engineers so his prices may be exactly in line with the local, going rate), his due diligence and detailed reports are invaluable. Following his instructions outlined in his reports to resolve problems has always resulted in success. I wanted a plan for this issue that I can implement in small increments. I felt that paying his hourly rate and coming away with a concrete plan prioritized to get the biggest bang for the buck would be well worth the initial pain felt in my pocketbook. John is professional, great at follow-through, very willing to brainstorm solutions, and good at thinking outside the box to find creative solutions to difficult problems."

"Excellent customer service!  I phoned him on a Monday morning, described my issue, and asked if it was something that they could take care of.  Within a few hours, he arrived to take a look, and by noon I had received an email with a price quote.  Later that same day, we spoke, and he told me that he could do the job the next day!  Could not have been more pleased.  I will definitely use Mr. Flynn in the future for any roofing jobs. <br />"

FAQs for engineer structural projects in Fayville, MA

To determine if a wall is load-bearing, start by checking your home’s original plans or asking a structural engineer. Exterior walls always carry weight, but interior ones only do if they sit over a beam or run perpendicular to floor joists. If a wall lines up with posts in the basement or falls directly under the roof ridge, assume it’s load-bearing and call a professional before attempting to remove it with a sledgehammer.

Calculating the wall load and sizing the beam must be performed by experts to ensure structural safety. You need a structural engineer to evaluate all load aspects and determine the proper beam dimensions. A professional engineer performs precise calculations and advises on any necessary enhancements, such as larger footings for support. An inspector then verifies that the revised structure meets all safety and code regulations before the finishing work begins.

Hiring a structural engineer is essential for ensuring your home remains structurally sound during any major renovation. Their responsibility is to deliver expert assessments and design recommendations for load-bearing modifications. The average cost to hire a structural engineer is $500, with rates ranging from $350 to $800. Consulting a licensed, experienced engineer guarantees that every structural project, whether constructing a new home or remodeling an existing one, is completed safely and efficiently.

Almost all load-bearing wall removals require a permit as they support everything above it, and building departments want proof that the new beam can handle the weight. Pulling a permit triggers plan review and inspections that confirm the work meets local code and safety standards. Skipping this step can lead to fines or being forced to rebuild later, so have your contractor pull the permit before work starts.

Removing a load-bearing wall to create an entrance for a carport or covered patio is a task that comes with defined cost implications. This modification requires extra structural adjustments to ensure safety and proper integration with the adjoining space. When you convert a wall into an entryway, you can expect to pay between $3,200 and $9,500, with an average cost of $6,400. The additional work required for this conversion reinforces the home’s integrity and ensures compliance with applicable building codes.
