The individual who conducted the site visit was not introduced in advance, and their role or license status was not explained. The person who performed the site visit was not the same individual listed on the final appraisal report as the licensed appraiser. The appraisal relied on outdated sales and comparables that were in substandard condition without adequate adjustments. I raised substantive concerns about the appraisal, but was told it was complete and correct and my concerns were rejected. When I stated that I wanted the service I had paid for, communication stopped. I later received a full refund after further dispute regarding the quality and completeness of the appraisal. Based on my experience with the scheduling, communication, and handling of concerns, I would not use this provider again."
