"I just appraised my mom's house with ValueSafe Appraisal Services and I highly recommend this company to anyone who is looking for an accurate, reliable, and fair appraisal with excellent customer service. Aleksandra answered all my questions and I had many questions. Oleg was prompt, courteous, organized, and detailed in his assessment. I truly appreciate the fast turnaround time on receiving the appraisal report. It was also perfect that the appraisal was sent by email, with a downloadable pdf, so that I could quickly forward it to all the legal parties involved. Silvana K"

"I recently worked with Dan on a real estate appraisal. After speaking with a few appraisers, I chose Dan because he took the time to thoroughly explain the process, including IRS-qualified appraisal criteria, which made me feel the most comfortable. I was very impressed with his professionalism and expertise. He was punctual, thorough, and delivered a comprehensive report quickly. I highly recommend Dan and would work with him again in the future."

"Needed an appraisal for a property that I was interested in. Excellent customer service, very attentive and responsive. Took their time to make sure I understood every facet of the process and to answer all of my questions. They were also proactive in reaching back out to me if I had any additional questions or needed anything else. A unique experience that I would highly recommend. Great value, reasonably priced for the time and service that was given. Thank you."

"Kevin looked at various paintings, dolls, jewelry, crystal, household goods, vintage toys, figurines, lamps, miscellaneous items such as a Yankees’ baseball signed by team members, vintage fountain pens, 20th C Child’s violin, Shirley Temple dolls, vintage opera glasses, etc. He took pictures of the items he felt had some unique quality and worth and later got back to us with a listing of the items and their value. Kevin helped us to know the actual value of items for estate sale. He was kind in realizing the owner had come from humble means. He understands all levels of value."

"<strong>The good:</strong> <br /> Initial conversation went well; fair fees and competitive rates.  Broker was responsive and eager to proceed with the loan (called me a couple times even after I told him I'd get back in a few hours - hey eagerness is ok with me).  <br /> <strong>The Bad:</strong> <br /> After signing the commitment papers and paid for rate-lock/appraisal, getting a call back was non-existent (always says he's busy).  To be fair the broker was usually available when I called <br /> <strong>The Ugly:</strong> <br /> The biggest issues is that AFMC uses Springhouse Appraisals (an aggregator who makes money on the difference between what you pay and how low they can pay their appraisers).  Their business model depends on how low they can spend on subcontractor appraisers - so how much experience do you think their hires have?  My appraiser was SHADY.  Suppose to be Philly based (first question I asked my broker) but his business address is a 3rd floor apartment that was on the rental market.  His cell number is Jersey based and he missed a comp property on the next block but picked one up that's half mile away (too far in Philly).  Needless to say it was LOW!!  I don't mean a little under but laughing-on-the-floor low.  At that point to pull out of the deal means losing $1250 (rate lock & appraisal fee) so AFMC would not care.  My broker wasn't helpful even though I showed him the sold property on the next block.  (he said he'll talk to his boss but ended up not calling back).  <br /> <strong>Bottom Line:</strong> <br /> I made a mistake by not using my regular mortgage guy (he had too many projects and wanted me to wait).  My recommendation is to use someone else if you live in Philly and need a high appraisal.  I think Jersey would be ok with this company.  Otherwise they provide competitive rates and have lower than average fees with competent mortgage brokers on staff - when you can get a hold of them. <br />"

"There is honestly no one better than Eileen Appel! We recently embarked on the journey of finding our first house. We had been casually looking online for over a year, using the common websites and feeling so overwhelmed. Eileen stepped in and changed everything! She was able to find us a variety of houses in our target town and price range. And then she helped us through the mortgage process once we found "the one!" Here are our favorite things about Eileen: <br /> 1. Her experience is priceless. She knew when homes were priced appropriately, when to just walk away, and when to negotiate. <br /> 2. She was always available on weekends and in the evenings - to see houses, to answer questions, etc. <br /> 3. She would instantly text/call/email back - to us, and for us! We would text her a question - who do we ask about such and such? Her response a few minutes later would say, "I called _____ and here's your answer!" She really made things so much easier for us. <br /> 4. She has a team of qualified people - from our fantastic real estate lawyer Maureen Tynan, to the home inspection company, to the contractor that has done beautiful work in our new home. These people have made the process much easier to go through as well! <br /> 5. She is an honest, wonderful person. Developing a relationship with our realtor was important to my husband and to myself. Buying a house is a giant commitment and we wanted to trust the person helping us. We were so very lucky that Eileen is THAT person!! We loved learning from her and spending time with her! Our two-year-old son would ask to call Eileen because he loved talking to her, too! We cannot recommend Eileen Appel enough!  <br /> <br /> <br />"

FAQs for appraisal real estate service projects in New-York, NY

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
