"I have refinanced my mortgage before but it was never as seamless and efficient as Mike Murgatroy Guaranteed Rate. Furthermore, I already had a very low interest rate but they were able to go below that without my having to buy points. What's more, they are in Florida, I am in Washington State and the company is familiar with the real estate rules & laws within my state. One of three conversations I had with brokers, Guaranteed Rate was chosen because of how I felt talking with Peter - he was very direct, knowledgeable with a sense of humor. All the people I worked with at this company were a pleasure to do business with."

"John was responsive and was able to schedule the appraisals very quickly. My travel plans changed several times and he ended up coming back to get access to another part of the building. He followed up to make sure I received everything I needed so the customer service was great. The only thing I would say would be eliminate any conversation around John it seems he picked up my sister's name and started to call me that name instead of my own. Doesn't seem like a big deal except that information about the estate and appraisals are not being conducted through my sister so it was a bit off putting to have to reestablish who was hiring him and who (me) the information should be given to at the end of services. Before the appraisals I asked for standard documentation such as a contract, proof of license, insurance and to provide a receipt for after the work was done.. The email I received back was a bit confrontational basically stating he didn't have insurance and to go elsewhere if that was a problem. I received a receipt written on the back of his copy of license and a business card. No contract which a bits scary since you pay him to walk around but have to wait a few days until you actually receive the information. The services performed were quick which I was thankful for in the end. If you need an appraisal for an Estate where you need documentation, a receipt, contract proof of license etc. for accounting I would be cautious. I needed to send the first appraisal back to have information corrected such as the date of death, my address and to put on the form the estate information. I think a simple intake form with basic questions would have prevented this from happening. That being said John was quick and responsive. Since I was only in town for a few days his responsiveness and flexibility were greatly needed."

"My fiancée and I had the great misfortune of house hunting during an exceptionally crazy time in the real estate industry. It was a big-time seller’s market, buyer demand at an all-time high, interest rates skyrocketing, etc… We were looking at houses all throughout the Greater Philadelphia region – pretty much anything out of the city, but within 25 miles of the city. As you can imagine, this was an incredibly long and demoralizing process, especially being first-time home buyers. Thankfully, we had an ace in the hole! Jon Leonard, our broker at Kuranda Mortgage, was an absolute GODSEND! He worked tirelessly and communicated with us around-the-clock. He never missed any of our calls and always responded to emails / texts quickly. Jon knew how to explain complex information in a way that would make sense to us, and he had the answers to all of our questions. I honestly don’t know how we would have gotten through this without him. Throughout the home buying process, you’ll encounter plenty of agents, brokers, websites, friends, and other people who try to tell you “what’s what” in the real estate industry. It becomes pretty hard to know who to trust, and if they’re truly looking out for your best interest. If you need someone who’s gonna give it to you straight and get you the best possible deals and rates – go to Kuranda Mortgage, ask for Jon Leonard, and thank me later ?"

FAQs for appraisal real estate service projects in Philadelphia, PA

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
