"I needed a house appraised because of a death in the family.  John responded promptly to my request for an appointment.  I made the request on a Friday and the appointment was for the following Monday.  He arrived on time and performed the appraisal.  He was polite and professional. The written appraisal (PDF file) was delivered at the time promised, and the price was very good based on my research and one other bid.  I was pleased with the experience."

"EXEC SUM: Capri is an elite agent with an atypically high <br /> affinity for customer service. <br /> <br /> As novice <br /> real estate investors my wife and I are particularly aware of the importance of <br /> a skilled agent. We have bought homes <br /> where our agent provided the basics: chauffeuring, listing-sheet data <br /> “regurgitation”, and negotiation echolalia. <br /> Unfortunately, this seems to be the norm, especially with young or newer <br /> agents. Conversely, many of the accomplished <br /> senior agents go on to leadership/broker positions, which depletes the pool of <br /> experienced and skilled agents further. We <br /> have worked with agents across the country (Tx, La, In, Pa) and many times feel <br /> that our agents brought a modicum of awareness about the local market along <br /> with data points that, thanks to the internet, are easily searchable by the lay <br /> person (e.g. school districts, crime rates, taxes, zoning, etc.). Therefore, it was a lot like the service at <br /> the local diner. Friendly, food <br /> delivered in a reasonable time, and no big disappointments. If the majority of real estate agents are the <br /> “happy diner waitress”, Capri is a sophisticated sommelier. <br /> <br /> We were in a unique situation where <br /> we were familiar with the Philadelphia area but were relocating from <br /> Texas. Because of the geographic <br /> limitations we were even more dependent on our agent than usual. From the first phone call, Capri was very <br /> organized and developed an effective timeline and strategy to approach our <br /> search. Our visits to Philadelphia were <br /> very productive in large part due to Capri’s preparation and efficiency. As expected in real estate purchasing, <br /> hiccups ensued with the sellers. This <br /> was beyond the usual minor speed bumps and resulted in the property becoming <br /> stuck in bankruptcy court hearings. <br /> Although we had retained an attorney, Capri also voluntarily appeared at <br /> our hearings and was instrumental in ensuring our interests were <br /> represented! This was emblematic of the <br /> customized attention to detail that was ever-present in our buying <br /> process. <br /> <br /> There were far too many intangible and <br /> subtle benefits that Capri brought to our real estate buying service to itemize <br /> completely. But in summary, Capri demonstrated <br /> a refreshingly high commitment to excellence. <br /> Her knowledge base of the local marketplace was exceptional. Her degree of personal service was extraordinary. Her work ethic was phenomenal. She will be our 1st choice for <br /> future real estate transactions in our area. <br /> We have recommended her without reservation to everyone we know. In fact, as an example of Capri’s “Jerry <br /> Maguire”-like qualities, shortly after her seeing her in court, our lawyer <br /> terminated the relationship with his agent and hired Capri. <br /> <br /> <br />"

"My fiancée and I had the great misfortune of house hunting during an exceptionally crazy time in the real estate industry. It was a big-time seller’s market, buyer demand at an all-time high, interest rates skyrocketing, etc… We were looking at houses all throughout the Greater Philadelphia region – pretty much anything out of the city, but within 25 miles of the city. As you can imagine, this was an incredibly long and demoralizing process, especially being first-time home buyers. Thankfully, we had an ace in the hole! Jon Leonard, our broker at Kuranda Mortgage, was an absolute GODSEND! He worked tirelessly and communicated with us around-the-clock. He never missed any of our calls and always responded to emails / texts quickly. Jon knew how to explain complex information in a way that would make sense to us, and he had the answers to all of our questions. I honestly don’t know how we would have gotten through this without him. Throughout the home buying process, you’ll encounter plenty of agents, brokers, websites, friends, and other people who try to tell you “what’s what” in the real estate industry. It becomes pretty hard to know who to trust, and if they’re truly looking out for your best interest. If you need someone who’s gonna give it to you straight and get you the best possible deals and rates – go to Kuranda Mortgage, ask for Jon Leonard, and thank me later ?"

FAQs for appraisal real estate service projects in Philadelphia, PA

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
