"My wife and I have acquired and sold many real estate properties in our life. Some of our properties we bought and sold were without realtors involved and some were bought and sold with realtors. Some of the realtors we used gave realtors a bad name. They did not know what they were doing and did not have the proper connections to help us out. They we just there for a paycheck. Since we met Misty Birkinbine-Rose, we would never NOT use her real estate expertise and service. We now know what a realtor should be capable of doing! Misty is one in a million with respect to her knowledge of real estate dealings and you cannot go wrong in choosing her in whatever you want to hire her for. Her follow through is like none other and you will definitely get your money's worth! We have recommended Misty to our daughter and son who have both used her to sell and purchase real estate properties. They were tremendously satisfied with her work! She is the one to choose for all your real estate needs or whatever other business she decides to pursue. We will continue to recommend Misty Birkinbine-Rose to all that ask for advice on whom to choose for their real estate needs."

"Katie and her team at TripleCord Real Estate go above and beyond what I would expect from a realty group! Communication is clear, quick and thorough. They are exceptionally kind (we worked with several members of Katie's team) and willing to work through the unexpected bumps in a professional way. I would highly recommend TripleCord with full confidence that you are getting the very best buying/selling experience! We have bought and sold several times and each experience is top notch. Many thanks!"

"Excellent.  Kevin is a real problem solver and knows his business inside and out.  He is able to find solutions and answers to all my questions.  It's wonderful to work with an agent who never says "I don't know."  Instead, he not only finds out, but then adds the knowledge to memory bank and continues to use it to better perform."

"<p>We are an early-retirement aged couple who have been searching for investment properties in the Boise area since June, 2010. <br /> <br /> </p> <p>There seem to be two kinds of realtors—those who understand and negotiate the short sale/foreclosure/REO home market and those who don’t. It is clear that Leah and Dave Morgan fall into the first group. We have yet to meet others in that category in the Boise area, although we looked diligently before meeting Leah and Dave.</p> <p> </p> <p>Leah and Dave surmounted difficulties in every aspect of the market:</p> <ul> <li>Finding new listings these days required their sharp eyes and ears. Forget about the MLS emails—you would be way too late. It helps that Leah, in particular, never rests, even though she deserves a respite after working days, nights, and late-late nights, every day of the week.</li> <li>Construction issues abound, and Dave’s experience in the building trade helped us calculate intentional-damage-and-neglect repair costs on the spot; Leah’s sense for “something’s wrong here…” found us water leakage and construction mistakes that could have cost us thousands.</li> <li>Making offers to people who are >$100K under water requires a patience that many do not possess, when knowing that a bank or banks will step in at some point and say, “All of that was nonsense, you’re dealing with us now.” (They get an A+).</li> <li>Of course, anything can and did happen after an offer was made—e.g., owner changes his mind; owner’s realtor has quit real estate and gone to work at the local Target store (or wherever it was); bank 1 changes its mind; bank 2 refuses terms it was offered from bank 1; some dark horse steps in and closes a deal in a back room without any notification; or, oops--the home was auctioned off with virtually no notice. They taught us how to roll with the punches.</li> <li>New laws, forms, practices, and lopsided property taxes abound, and we simply feel sorry for others in our position who have to deal with people who think they understand the process.</li> <li>Regardless of their corporate history since 2008, lender banks are still pathetically lazy and mistake-prone, and our realtors kept them honest and accurate.</li> </ul> <p> </p> <p>We bought a property and are looking for more, in this market we don’t take a step without advice from Leah and Dave Morgan. Recommending these folks on Angieslist was our way of sharing a success story after having been disappointed with so many other real estate agents.</p>"

"We were referred to Dennise Sandquist through our Realtor.  We contacted her before we started our house hunt. We own a house in another state because we couldn't sell it without taking a huge loss, so we decided to rent it out for a while. Because of that, we were not sure if we would qualify for much, if anything. Only one of us had a job at the time. After communicating a few times by phone and email, Dennise told us the amount for which we would qualify. We were pleasantly surprised at the amount, and commenced the house hunt.  <br /> <br /> During the process, whenever we wanted to make an offer on a house, Dennise very quickly provided (by email) our letter of qualification.  We made two or three offers before our last one, which was the home we purchased.  <br /> <br /> With the exception of closing, all of our transactions and communications were done by phone and electronically; however, we never felt that the process was impersonal because of this. Dennise was very responsive and informative, and she had a good command of technology.  We never felt like we were in the dark during this process.  <br /> <br /> During the house hunting process, our financial situation improved once we were both employed, and Dennise was there to help us determine our new budget.  Each time we made an offer on a house, Dennise provided solid information on the costs to us. When we successfully negotiated a contract was when she really kicked it into high gear. This was especially true when the sellers requested an early closing date, and we accepted.  Her underwriter worked nights and weekends for this end-of-month closing (not just for us, but our quick closing added to the burden). We knew that she was service oriented, but the big efforts made by her and her team proved it to us.  <br /> <br /> We finally got to meet Dennise at closing. Even on that day, she and the title company (Title One) were working out a few kinks with the closing costs, making sure we got everything we were due since the sellers were paying a percentage of the sale price for closing. Apparently there was some minor pushback from the sellers' side about the percentage ending up being more than the technical closing costs. Dennise made sure that little bit of extra money was used on prepaid items. She wouldn't let the transaction go through without making sure she did everything she could with the sellers' contribution. Because of this, we only ended up paying our down payment. With the savings, we were able to buy a fantastic couch we wanted!  <br /> <br /> Because we are not real estate investors, we probably will not get the opportunity to work with Dennise again anytime soon, and that's too bad!  She was great to work with and we are very happy to recommend her to anyone who is seeking a mortgage broker."

FAQs for appraisal real estate service projects in Emmett, ID

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
