I recently purchased an HVAC diagnostic service from Purl's Sheet Metal & Air Conditioning.

My tenant in Clovis, CA notified me that his PG&E bill was an excessive $500 a month and he thought something might be  wrong with the HVAC System.  Consequently, I contacted Purl's Air Conditioning and purchased the HVAC Diagnostic Service.  The Diagnostic Service report recommended replacing the HVAC System or compressor.    

I have been a Landlord for more than 40 years and I have always made it a practice of getting two or three bids for any major repairs, whether it's for my own home or one of my rentals.  When one of the A/C Contractors inspected the HVAC system in the Clovis rental, he indicated to me that the major reason for the heat loss was due the following: "The return was completely disconnected and a 7" supply collar was disconnected and just blowing in the attic...".  I spoke with a local A/C Contractor that recently installed a new HVAC System in my home and he said the diagnostic service would have detected the duct problem on my rental unit. 

The main reason I only gave a "C" rating for the HVAC Diagnostic Service was due to the technician's failure to report the above described duct problem to me.

"It went well. The technician serviced the heating portion of the AC unit. Found no problems, asked about when the filter was last replaced, and came inside to for check carbon monoxide at all registers. He was very professional."

Choice Home Warranty issued their replacement cost. This cost was unacceptable and I challenged their figure. After some negotiation I was offered an increased settlement amount. I still balked at their offer but I was told to take it or repair my old microwave. I finally accepted their amount, even though it is still well below what it will cost me to replace the unit. I might add that the existing microwave has the convection feature and I want to replace with same features. "Mike did a beautiful job on repairing the cabinet door that was split lengthwise. He put it back together and reattached it to the cabinet. The quality was excellent. I also had an old wooden chair that had a split seat. He put it together and it seems to be good. I needed a counter tile replaced and he went out and found a similar tile and grouted it in.
