"Perfectly! I was delighted again with the professionalism brought to the job (Ryan did the service today). He arrived right on time and got the job done very quickly. He kept the work area clear of debris and made sure to take away all trash when he finished up. I definitely will be using them again if I need any plumbing work!"

"
I've owned 3 old homes over the last 28 years. This was my best experience - ever - with any contractor.

When you hire All Steamed Up to work on your heating system, you get partners Frank and Gordon - they have no other employees. These guys have a wealth of knowledge gained from decades of hands-on experience at troubleshooting, repairing and replacing heating systems, which is more relevant to me (as a homeowner) than mixing in time spent running a large business.

Both Frank and Gordon are thorough, thoughtful, honest, conscientious, resourceful, funny, courteous, knowledgeable and humble - and they're perfectionists about their customers' systems. I could add to that list, but they're simply great people and just the kind of folks you want to work on your home.

Also, they?re not out to pump up the price of a contract by installing components you don't really need. They're interested in getting your heating system working properly at minimal cost. I got estimates from 5 companies. 4 of them proposed brand new boilers, but not Frank. He took one look at my 9-year-old Columbia boiler and told me I didn't need to replace it because it was still a current model - that he could simply swap out the oil burner with a new gas burner.

Frank's honesty and knowledge saved me $2,600 to $4,300 compared to the other estimates. Plus, the price included a new interior 25? gas supply pipe that the other estimates didn?t. And Gordon's valve upgrades are top-notch, maximizing system flexibility and minimizing future service costs.

Frank and Gordon gave me value, quality and the peace of mind that comes from knowing my heating system is in the best hands out there.

"

"Excellent job. The new house had the gas connection installed incorrectly and this was fixed. All I asked was performed and we even had 3 gas shutoff valves installed at the inside manifold."

"
I changed gas suppliers to Annapolis Propane. From the first call, to the signup, to the house check, to the fillup, this company is very professional and courteous in dealing with the customer. Everything was done on time and in a professional manner. The best part was the price of the gas, much more reasonable than other suppliers I had dealt with. Even the billing was better as they leave the bill when filled and you can send check in envelope or on line pay. Great company to deal with.

"

".I called Erickson Plumbing because I saw them on Angies list. I spoke with Phyllis and explained that my pilot light wasn't staying lit and I live with my elderly mother and needed it to work. She sent Ken out immediately and he replaced the thermocoupler on the boiler and it seemed to work. But a day later, the boiler wasn't working again. So I called Phyllis again and she ordered the gas valve that regulates the pilot flame on the boiler. Ken had suspected the valve but said that it is unsual for those valves to go bad so he replaced the thermocoupler first. Had it just been the thermocoupler it would have been a cheaper fix and it isn't unusual for a thermocoupler to go bad. As soon as the valve arrived Phyllis sent Ken out first thing in the morning and he replaced the valve. The boiler is now working great! Both Phyllis and Ken were professional and sympathetic to my needs. They were very easy to talk to and I would recommend Erickson Plumbing to everyone. Thank you Phyllis and Ken.
"

"Chesapeake Plumbing was outstanding. They were able to assess the problem (correctly) after only being on site for a few minutes. The main hot water pipe had a leak which was over the AC unit in a very difficult place. Pipe was replaced, cured, and the area cleaned with in a short period of time. They were professional, knowledgeable, friendly, and dedicated. I will continue to use them in the future as needed."

"I've used Abbott's multiple times, and each time they have sent out the friendliest plumbers. I'm the type of customer with a ton of questions, and all of these guys have been great, taking the time out to show me different things about the plumbing and how to troubleshoot different stuff. They strike me as very upfront and honest. They're always quick to come out when I call, and never late. Customer service is top-notch from promptness to professionalism.
Price-wise, they're not the type to undercut the lowest guy out there. The prices seem competitive, but on the high end. To me, it's worth it to pay a bit more for the better customer service. They've always seemed more than willing to work with you on the price a little extra if you ask nicely.
Quality-wise, I have no complaints. Each time, they've been thorough in their work, insistent upon doing things the right way, always making sure at the end that everything is satisfactory. I haven't experienced any buyer's regret.
"

"Brian and Modern Plumbing Systems was recommended to me by a friend. I just moved into my first house a few days before, and there was a small gas leak in the heating system. I called Brian in to take a look at it. He took a while to get back to me, but when he did, he set an appointment quickly. I was outside of his usual work zone, but he came to my home anyway. Brian was very friendly and professional.
He checked the system for leaks and did not find any when the system was off. He turned the system on and while we waited for the system to warm up, he asked if there was anything else he can look at. For no extra charge, he tried to work on my seized garbage disposal (with no luck), inspected all the pipes in the basement including looking at the crawl space, checked all faucets and toilets for leaks and made some important recommendations to me about my garden hose system, which was improperly installed by the previous owners. He even showed me how to replace the garbage disposal myself if I did not want to call a professional to do it! Once the heating system was up and running, he fixed the gas leak and checked the entire system for leaks the home inspector may have not seen. Even with all of this and despite taking longer, he only charged me for one hour of labor.
Brian is a very professional, laid back and efficient plumber. He showed a lot of care with the work he did for me and seemed very knowledgable about his job. I always worry about being overcharged or being recommended work that is not necessary, but I had absolutely no sense that Brian would do this. He was extremely honest with me about things that my home inspector said should be updated but he felt were not necessary, despite the fact it would bring him more business.
I absolutely recommend Modern Plumbing Systems and will use them again if ever I need to.
"

"We had received a personal referral to use this company, and I am very glad that we did. Their offices are located about 10 minutes from our home, so - when available - their response time has been very quick on some follow-up calls that I've made.
We initially got a quote from them to install a hot water heater and to install a gas line (to switch out a cooktop from electric to gas). Their initial site visit to provide the quote was thorough - I was also able to ask several questions about potential longer-term projects as well as pluses/minuses of various types of heaters and options for our household and projected use. I felt confident at the end of their visit that we'd get good service and support from the company - and happily, have been proven right so far!
These initial items (heater and gas line) were scheduled and completed quickly, and we planned to have the plumber return to connect the stovetop once I had some electrical and countertop work completed. Before the kitchen work was completed, I needed to call them (it was during business hours) to check out a leak -- they were at the house within 15 minutes! I'm sure it was a happy accident that they were available at that time/back at the office, since I didn't ask for 'emergency' service, but it sure was something I was impressed by, even if it isn't something I would expect every time that I called for service!
A nice side note -- so far (at least 4 visits), it's been the same plumber that has taken care of us from the quote to the work and all the follow-up; it has been really nice to deal with the same person every time!
When I finally had the kitchen cooktop ready to connect to gas, we already had a kitchen installer (different company) here at the house who said he could hook up the gas line for an additional $25 while he was here. After a month of no stovetop, I didnt want to wait any longer (it was also a Friday, of course), so I went ahead and paid that charge and got my stovetop working... but I just didnt feel as comfortable with his work (especially as it related to gas) as I had with Dwyer, so I called the plumbing company and asked them to send out Donnie (who we'd been working with) when he was available to just check things out, since they were going to have him come out to do the flexible-hose connection to the stovetop anyway (included in the original price). I *thought* I smelled some gas, but wasn't sure if I was just letting my unease get me worried... Anyhow, I called sometime around lunchtime (maybe 1130a), and I had a knock on the door sometime before 2pm -- he was able to stop by between calls -- very nice, ESPECIALLY for a Friday in the summer!!! Donnie found several issues that needed to be corrected, including at least one thing not to code AND a gas leak! He made the changes that we needed within a half hour (I think quite a bit less, but definitely less than 30 minutes), gave me some general tips, and was off again to his next call.
*Very* glad that I did make that call! So, I've been happy overall, and am more than happy to recommend the company to others; I've had no issues dealing with their owner (Russell Dwyer) or office/reception; invoicing and billing has been straightforward, and I feel that I've gotten great service. I plan to use them again, if/when I have any other relevant projects.
"

FAQs for gas piping projects in Shady Side, MD

Plumbers with proper licensing and credentials install and relocate gas lines. When hiring a professional, verify they have experience with gas systems and all required certifications. Some homeowners choose to work with plumbers specializing in natural gas installations, as they have extensive experience with similar projects and understand the safety requirements.

The timeline for gas line relocation varies based on project complexity, permit processing, and inspection scheduling. The physical labor takes a few hours to one day, depending on the line length. However, the actual installation work represents only part of the overall project timeline. Your contractor should provide a specific timeframe based on your circumstances and local permitting requirements.

Your gas supply must be shut off during the relocation process. This safety measure prevents gas leaks while connections are being modified. Plan for this temporary service interruption by making alternative arrangements for cooking, heating, or other gas-dependent systems in your home. The shut-off generally only lasts for a portion of the work, often a few hours.

Relocating gas lines to connect new appliances is a common reason for this type of project. Whether you're installing a gas stove, fireplace, dryer, or outdoor grill, a professional can determine the best route for extending your existing gas system. The cost will depend on the distance between your current gas line and the new appliance location.

Gas line work is not suitable for DIY projects. Natural gas is highly flammable and potentially lethal if not handled correctly. Gas leaks can be difficult to detect without specialized equipment. Professional plumbers have the proper training, tools, and experience to safely relocate gas lines while ensuring compliance with local building codes and safety standards.
