"My husband I and used Mike M, Peter D, and the Guaranteed Rate team previously with our home purchase and refinance in Orange County, CA. They were great then and actually approached us with a way to refinance and save hundreds per month by doing so. We wouldn’t have known about the refinance opportunity otherwise. We knew we found a great team for all our mortgage needs from that point on. Mike, Peter, and his Guaranteed Rate were the natural choice when my husband and I decided to make a huge move from California to Florida. When we found the home we wanted to purchase, we called Guaranteed Rate. The local real estate agent strongly resisted us going with Guaranteed Rate and insisted we use a local lender she was familiar with. We told her no thanks; we have our team for life. By the end of the deal, the same real estate agent raved about how amazing Guaranteed Rate is and how wonderful they were to work with. This is especially true because 2 days before closing, Hurricane Michael hit closeby our new house. "Kevin looked at various paintings, dolls, jewelry, crystal, household goods, vintage toys, figurines, lamps, miscellaneous items such as a Yankees’ baseball signed by team members, vintage fountain pens, 20th C Child’s violin, Shirley Temple dolls, vintage opera glasses, etc. He took pictures of the items he felt had some unique quality and worth and later got back to us with a listing of the items and their value. Kevin helped us to know the actual value of items for estate sale. He was kind in realizing the owner had come from humble means. He understands all levels of value."

"<strong>The good:</strong> <br /> Initial conversation went well; fair fees and competitive rates.  Broker was responsive and eager to proceed with the loan (called me a couple times even after I told him I'd get back in a few hours - hey eagerness is ok with me).  <br /> <strong>The Bad:</strong> <br /> After signing the commitment papers and paid for rate-lock/appraisal, getting a call back was non-existent (always says he's busy).  To be fair the broker was usually available when I called <br /> <strong>The Ugly:</strong> <br /> The biggest issues is that AFMC uses Springhouse Appraisals (an aggregator who makes money on the difference between what you pay and how low they can pay their appraisers).  Their business model depends on how low they can spend on subcontractor appraisers - so how much experience do you think their hires have?  My appraiser was SHADY.  Suppose to be Philly based (first question I asked my broker) but his business address is a 3rd floor apartment that was on the rental market.  His cell number is Jersey based and he missed a comp property on the next block but picked one up that's half mile away (too far in Philly).  Needless to say it was LOW!!  I don't mean a little under but laughing-on-the-floor low.  At that point to pull out of the deal means losing $1250 (rate lock & appraisal fee) so AFMC would not care.  My broker wasn't helpful even though I showed him the sold property on the next block.  (he said he'll talk to his boss but ended up not calling back).  <br /> <strong>Bottom Line:</strong> <br /> I made a mistake by not using my regular mortgage guy (he had too many projects and wanted me to wait).  My recommendation is to use someone else if you live in Philly and need a high appraisal.  I think Jersey would be ok with this company.  Otherwise they provide competitive rates and have lower than average fees with competent mortgage brokers on staff - when you can get a hold of them. <br />"

"We had been been combatting lichen and moss on our roof and property for the last 20 years with no real luck. I noticed Roof Renew Pros doing work in our neighborhood and figured I would give them a try. Talking to them on the phone was easy and they understood right away what I needed done. They gave me the quote the next day and away we went. The team showed up on time and set our expectations for the day. We could not be happier, they communicated to us what they were going to do and we especially liked that no harsh chemicals were used. The roof came out great, I was worried it would get ruined but they did not do anything harsh. There was an inspection beforehand to let me know the roof was in good shape, except for the lichen and moss. And, lot's of pictures. They took care of the roof, the shed's roof, the back patio and the front walkway. Even the retaining walls we have, which was great. Everything is so new. And, they cleaned the gutters. So, very wonderful job done by Roof Renew Pros. I would definitely suggest them to friends and family."
