"I trust Bill Hernandez to provide my real estate clients with professional services. He is reliable and extremely well-versed in his respective field. On our last appraisal, Bill helped my client understand the value of his home, as it was highly complex considering the comps and high-level upgrades my client performed on his home. His services helped me make that deal, and I m very grateful he was there to help. Highly recommended!"

"I had my home listed with another agent for 9 months and it was still not sold. I listed my home with Alex and it sold the same week. Alex is the perfect agent to sell your home. I wish I had more to write, but I didn't get to know him that well considering how quickly he sold the home. I fully recommend this agent. <br />"

"Since this was my first home purchase, I wasn't sure what to expect from a realtor.  However, I can only hope they are all as professional and helpful as Jason.  My loan officer gave me his name and highly recommended him, and it isn't hard to see why after working with him.  From our very first meeting, he set a tone of hard work and professionalism that I was looking for, and I definitely felt like he had my best interests at heart.  I had A LOT of questions, and he always responded promptly and I never felt like I was "bothering" him.  Whenever I came across a house I was interested in, I could count on him to do the research and get back to me, normally very quickly.  My budget was on the smaller side, but I never felt like this mattered to Jason in the way he dealt with my search.  I was motivated to get out of my current living situation, so once I found a house I liked, I jumped on it. <br /> During the process, I felt like Jason was looking out for me and my interests, and he was knowledgeable about the area and the price I should go in at.  I relied on his judgement, and I was very happy with the deal he was able to get for me.  He literally walked me through the entire process, even coming to my home inspection and answered all of my random questions. <br /> Jason was easy to work with, knowledgeable, prompt, thorough, and professional.  I would definitely recommend him, and plan on using him again for any future real estate needs!  Thank you! <br />"

"I would recommend them and they were our buyer's agent. They are the largest real estate firm in Richmond. Pam Eiemer was our real estate agent, spent a tremendous amount of personalized service with us, was very responsive to our needs, didn't try to force fit us into something we felt uncomfortable with that didn't fit our needs, understood what our requirements were, and was a very good agent. The price was standard. I would use them in the future again if needed."

"The search went really well. Wayne displayed great knowledge of the local area. He also is able to answer most questions that have to do with repairs, upgrades and general maintainence die to the fact that he is a contractor as well. Wayne gives you the opportunity to "hit two birds with one stone" if your in the real estate market but also need repairs done and/or upgrades done. Overall, the experience was a truly positive one that I do not regret at all. <br /> <br />"

"Jeff was knowledgeable and personable. He gave us great suggestions on sprucing up the house for sale. We sold the house in 24 hours, over list price. If I could give him an A+, I would"

FAQs for appraisal real estate service projects in Richmond, VA

The appraisal timeline begins with scheduling, which may take three to five days, depending on local appraiser availability. The on-site evaluation requires one to three hours based on property size and complexity. Following the inspection, appraisers need two to five days for research, analysis, and report preparation. The entire process takes seven to 10 days, though complex properties or government-backed loans may extend this timeframe.

The value of home appraisals extends beyond their immediate expense. They protect buyers from overpaying and help lenders ensure appropriate loan amounts. By providing independent market value verification, home appraisals help prevent potential financial missteps in major property transactions. This protection justifies the upfront cost for most real estate scenarios.

Home appraisers evaluate numerous property elements, including square footage, floor plan functionality, overall condition, and specific features. They document improvements, necessary repairs, and distinctive amenities. These observations are compared against similar properties recently sold in the neighborhood. Appraisers also consider location factors, current market conditions, and relevant zoning or property restrictions.

Yes, home appraisal fees are collected before the final closing. Since lenders require completed home appraisal reports before finalizing loan approvals, this cost occurs earlier in the transaction process. While buyers usually cover this expense, payment methods vary—some pay directly to the appraiser while others include it in closing costs.

Some property owners successfully use recent appraisals when challenging tax assessments. However, tax-assessed values often differ from market valuations. The appeal process involves submitting your appraisal as evidence that the tax authority's valuation exceeds actual market value. Success rates vary by jurisdiction, and the process may require patience and persistence.

From the buyer's perspective, appraisals verify they aren't overpaying for a property. Lenders won't approve financing that exceeds appraised value, potentially requiring buyers to renegotiate or contribute additional cash. Appraisal findings can also inform future improvement planning and investment decisions.

For sellers, preparation makes a difference. Clean, well-maintained properties present better during appraisal evaluations. Some sellers obtain pre-listing appraisals to establish appropriate asking prices, though most rely on the buyer's lender-ordered appraisal during the transaction process.
