Licensed and insured heating, ventilation, air conditioning, refrigeration and electrical contractors since 1990. A+ rating from BBB. Design, installation and repair of all types of heating, cooling and electrical systems. Residential, Commercial and Industrial experts. Furnaces, Air Conditioning, Boilers, Geo-Thermal, Solar, Water heaters, Oil fired systems, Waste Oil, Service and repair of all makes and models, 24 hour service. Employee owned company.

"I provided a detailed review on Yelp before I found that I could post a review on the company website. 2nd time using the company and the owner Jim came out both times. In each instance, he found a solution to the problems that could have led to unneeded additional work and cost if he was not honest and professional. The first time was about 10 years ago when he came out and determined all that was needed was some Freon (it's an old unit). Added the Freon, checked out everything else, and only charged a nominal service fee plus the cost of the Freon (when it was about 1/3rd the cost of today). This time the fan motor failed and he gave instructions over the phone for me to test in order to determine what the problem was and how to keep the condensor cooled down so it would still blow cold air (the house was up to 89degrees while it was 94-96 outside. He calculated the cost for the repairs, but I opted instead to go with a new 5-ton unit to replace the 33-year old 4-ton unit I had. He stopped out, measured everything, came up with a full turn-key quote for replacing the coils, the unit, moving the electrical box to put it back to code, new hoses, pad, re-routing the plumbing on the pump used to carry the condensation away from the furnace, fabrication work on the furnace where the new coils would go. That number never changed. No new "discoveries" of additional unforeseen costs. Cleaned everything up afterward. Came out exactly at 8 am with his intern/apprentice and was done and out the driveway exactly at 1:30pm. The work done on the furnace to replace paneling to fit the new coils in looks like it came with the furnace. All clean looking and fits perfectly with the furnace and blower that sits right below it. Would use this company over and over and will recommend him to anyone looking for HVAC or electrical work. I think he has cut back on doing AC units and furnaces - just because of the physical labor involved with moving the units around, fabrication work, hauling units up and down stairs, etc. But, if you want it done right the first time - then this is who you should try to book for the job. You get the story straight from the beginning of what the problem is, what it will take to do the job right, how long until he can get it booked, and a quote that will be right on point and each component of the cost required. I suppose there are times when he runs into surprises when he gets into a job and finds a problem that was hidden behind panels, walls, or duct work - but I never had that issue."

Duneland Home & Hardware, Inc. Duneland Home Design Center & Showroom, Duneland Home Remodeling... We are different than any other Independent Home Services Company in many ways our business model will save you money from the starting line all the way to the finish line. We start with the materials to do most of your home Improvement or commercial project. Duneland Home is Home Improvement Retailer we own the Showroom, Design Center and The Hardware Store... Most Contractors purchase products from a local retailer, Lumber Yard etc. they purchase the materials and some put an adder on top of the materials cost and pass that on to you. Depending on the project. Duneland Home & Hardware we make our profit on the materials and put a small project management fee on top of the labor cost to help us cover our costs to manage your project, and make sure all the subcontractors are paid on time and make sure your project runs smoothly and is finished in a professional manner and on time. (we call it total transparency) We only use licensed sub-contractors, plumbers, electricians etc. These are the same professionals that we use on every project so we are comfortable working together and they know that we are extremely picky about paying attention to detail. We will provide you with a competitive total cost with no surprises and we do great work.

Brick or stone fireplace installations FAQs

Most localities require permits for gas fireplace removal, especially when gas lines are involved or structural changes are planned. Permit requirements vary significantly between municipalities, so check with your local building department before beginning work. Working without required permits can result in fines and complications when selling your home. Your contractor should be familiar with local requirements and can often handle the permitting process as part of the project.

The timeframe for gas fireplace removal varies based on project complexity. Simple projects take one to five days, while complete demolitions involving chimney removal can extend to several weeks. Factors affecting the timeline include the fireplace's size, materials, accessibility, and whether structural modifications are needed. Your contractor should provide a detailed timeline after assessing your specific situation and identifying any potential complications.

Removing a gas fireplace may decrease your home's value by $1,000 to $5,000, particularly in regions where fireplaces are considered desirable features. The impact varies depending on your local real estate market and buyer preferences. In cold-climate areas or luxury home markets, the absence of a fireplace might make your property less attractive to potential buyers. Consider consulting with a local real estate professional before removing a fireplace if you're concerned about resale value.

After removing a gas fireplace, you have numerous options for the reclaimed space. Many homeowners install built-in bookshelves, create an entertainment center for a television, or simply extend their living area. The space might also become a decorative niche for artwork or a reading corner with comfortable seating. Whatever you choose, ensure that the area is properly finished to blend seamlessly with the rest of your room, with appropriate flooring, wall treatments, and lighting.

Converting your gas fireplace to electric is often a practical alternative to complete removal. This option preserves the aesthetic appeal of a fireplace while eliminating gas-related maintenance and safety concerns. Electric fireplaces offer simplified installation, cleaner operation, and adjustable heat settings.

The conversion process involves removing gas components, capping the gas line, and installing an electric insert. This approach can be more economical than full removal while maintaining a functional heating feature in your home.

Finding qualified professionals for gas fireplace removal requires researching contractors with specific credentials. Look for licensed plumbers with gas fitting certification to handle the gas line disconnection. For structural work, seek contractors with experience in fireplace removal and demolition. Request references from previous similar projects and verify proper insurance coverage. Obtaining multiple quotes helps ensure competitive pricing while allowing you to assess each contractor's expertise and approach to your specific project needs.
