"Cody is an extremely detailed home inspector. He is very thorough and great at explaining his findings in easy to understand terms and without making it seem like the sky is falling. He has a ton of knowledge about homes, common issues and what is easily fixed and what could be a bigger problem or safety issue. I've used him personally to inspect my own home and am also a Realtor who has had clients use him. After trying out different home inspection companies, I'm so glad I found Cody and Valley Home Inspections. He is the best I've worked with and my clients all love him and how thorough he is. His reports are easy to understand too which I love!"

"- Called the number, explained my need and had appointments within 1 week - easy to schedule. Mentioned I was Angie's list member and promptly quoted the discounted price
- Ryan was onsite 10 minutes ahead of the scheduled time - did a walkthru on what he was planning to do. Answered all the questions extremely professionally (even during his inspection)
- It took about 2 hours for him to do the inspection and then he explained all the issues that he found.
- The documented report with photographs was shared within 24 hours and have offered to be available for discussion with the builder if any questions came up

"Trevor and Garette were fantastic throughout the process. Even though we didn’t meet in person, their inspection was thorough, and the report they provided was detailed and easy to follow. It made reviewing everything with my agents super straightforward. They communicated clearly every step of the way and made the whole experience smooth and stress-free. I’d definitely recommend them and will likely use them again for future projects!"

"It turned out although I had a leaky gasket, there also was a crack in the oil pan.  Probably when my son went up to Flag and hit a rock.  The repair was around $450 (including labor) and the steam clean was ~$50.  I thought it was quite reasonable and very close to my home. I'll be sure to use them again since the VW dealers around the east valley don't have very good reviews.

FAQs for complete home inspection projects in Arizona City, AZ

An electrical inspection usually takes one to two hours. During the inspection, your electrician will follow the National Electrical Code (NEC) to ensure your home is safe and up to legal safety standards. They'll check your electrical system, including wires, appliances, meter box, panel, circuit breakers, and more.

Afterward, you'll receive a detailed checklist of everything they examined, along with a report highlighting any urgent issues—often with photos. They might also offer tips on how to save energy and improve your system's efficiency.

Regular electrical inspections protect your home and family by ensuring that every part of your electrical system operates safely. Scheduling inspections reduces the risk of electrical fires and cuts high insurance premiums by detecting problems early. Inspections defend against hidden system failures and maintain your property’s overall value, making them an essential part of home maintenance.

Full home electrical inspections are essential when buying a new home because every wiring detail must be evaluated. If you are not purchasing a home and have no significant concerns, a basic safety inspection is sufficient. However, for older properties or homes that have not been inspected for a long time, a comprehensive inspection is required to detect hidden issues and ensure complete safety.
