Small jobs welcome

"Clark did a fantastic job with our recent home inspection. He was very thorough and included different items that not every inspector adds on. He went above and beyond in communicating with us and making sure we fully understood his report. We really appreciated his knowledge and services and will be recommending him in the future."

"Cody is an extremely detailed home inspector. He is very thorough and great at explaining his findings in easy to understand terms and without making it seem like the sky is falling. He has a ton of knowledge about homes, common issues and what is easily fixed and what could be a bigger problem or safety issue. I've used him personally to inspect my own home and am also a Realtor who has had clients use him. After trying out different home inspection companies, I'm so glad I found Cody and Valley Home Inspections. He is the best I've worked with and my clients all love him and how thorough he is. His reports are easy to understand too which I love!"

"he inspection was completed but not completely. I paid extra for a sewer scope on a new home inspection. The inspector, while seemingly thorough in his process, failed to locate, and thus properly scope, the sewer clean out line. He was scoping a smaller line with access in the garage. The actual clean out is in the front yard. It was completely missed. I had to call (and pay) a plumber to locate and scope it properly. Because of this, I sent pictures and information and requested that Homewerx refund the $200 fee that they charged for the scoping service. They declined the request, stating that they did the job properly. I was there and saw the access Scott was using and it was not the one that the plumber used when they came out."
Roof problems are common even in brand new homes like this one. Improper tile installation will eventually cause the roof to leak...probably just after the warranty expires!
This incorrectly installed arm is actually causing expensive damage to the garage door. This is especially common since most people install their own garage door opener.
The electrical connection for this garbage disposal should be located inside the housing to prevent electrical shock in the event of a plumbing leak.

"- Called the number, explained my need and had appointments within 1 week - easy to schedule. Mentioned I was Angie's list member and promptly quoted the discounted price
- Ryan was onsite 10 minutes ahead of the scheduled time - did a walkthru on what he was planning to do. Answered all the questions extremely professionally (even during his inspection)
- It took about 2 hours for him to do the inspection and then he explained all the issues that he found.
- The documented report with photographs was shared within 24 hours and have offered to be available for discussion with the builder if any questions came up

FAQs for complete home inspection projects in Phoenix, AZ

An electrical inspection usually takes one to two hours. During the inspection, your electrician will follow the National Electrical Code (NEC) to ensure your home is safe and up to legal safety standards. They'll check your electrical system, including wires, appliances, meter box, panel, circuit breakers, and more.

Afterward, you'll receive a detailed checklist of everything they examined, along with a report highlighting any urgent issues—often with photos. They might also offer tips on how to save energy and improve your system's efficiency.

Regular electrical inspections protect your home and family by ensuring that every part of your electrical system operates safely. Scheduling inspections reduces the risk of electrical fires and cuts high insurance premiums by detecting problems early. Inspections defend against hidden system failures and maintain your property’s overall value, making them an essential part of home maintenance.

Full home electrical inspections are essential when buying a new home because every wiring detail must be evaluated. If you are not purchasing a home and have no significant concerns, a basic safety inspection is sufficient. However, for older properties or homes that have not been inspected for a long time, a comprehensive inspection is required to detect hidden issues and ensure complete safety.
