He provides templates of his inspection reports for your review and goes into detail about what a general inspection includes and does not include. The day of inspection, Joe came with modern technology and equipment for recording and documenting all the issues he noted from the aerial view of the roof all the way down into the crawl space. Joe noticed I had water damage under the subflooring of the crawl space and I brought in a specialist the very next day. Turns out the home I was looking to purchase has 40k worth of repairs under the crawlspace and although the house was “renovated” this kind of repair requires all the flooring to come off including the new kitchen cabinets and new remodeled bathroom tiles and shower/ tub. He sent my inspection report the night of the inspection and it was so detailed. He had multiple pictures of the issues he saw, not just one photo and he even ran estimates of the repairs but advises to get specialists for each item for more accuracy.
