"They were very nice and professional, but everything they said was wrong with the house I purchased, was wrong. Said there was a small gas leak on the water heater, spent $275 for a plumber to tell me nothing is wrong. They said the furnace was in good condition, but couldn't guarantee how long it would last because it was over 50yrs old. They were wrong again, there was a crack in the heater exchange, so unless we are a fan of carbon monoxide we can not use the furnace. So basically I paid $425 for them to turn things on and not actually inspect anything."

"He was very friendly, knowledgeable, professional, timely, and was very patient in answering a lot of questions. Made it a very pleasant experience, being the first time I ever needed a home inspection for buying a home, and he did pest control inspection as well. He showed up when he said he would and it took him the estimated amount of time to get it done. Very pleased with the service."

"Quint did an excellent job on our inspection and took the time to explain any issues that he found and also how to correct them without breaking the bank. His price was also very reasonable. My husband and I are very comfortable with our home purchase now. Thank you Quint!!!"

"I selected Chris Green, an Independent Home Inspector, from the top of Angie's List. With Chris Green's many years in home building, home inspection experience, extensive knowledge, awards, as well as leadership positions he has held in his profession, he was my Home Inspector choice. Chris was helpful and informative when I asked questions, and I learned from his explanations he shared. He also provided a Federally Certified Radon Inspector to test my home when I asked for radon levels to be detected arising from the soil beneath the home. Soon after, I hired a radon mitigation company to install a system to bring the levels down to a safe number within my home. Chris also inspects homes, as they are being built, which are the ideal times for an inspection, (when requested by the homeowner). Thank you, Chris Green ("Inspector C.H.R.I.S.")"

"Read all the positive reviews about Rich, especially the one about the out-of-state customer who couldn't be present during the inspection. We were living in California and unable to make it to the inspection, and assumed we would get the same level of great service we had read about. <br /> <br /> We thought Rich was going to go over the report with us on the phone like he had with one reviewer. Getting Rich to get back to us to discuss the report proved somewhat frustrating and took a couple of days. When my husband finally did speak to him, Rich didn't do anything beyond answering specific questions we had. <br /> <br /> We are now kicking ourselves that we weren't present during the inspection. He missed many items that are running us into extremely costly immediate repairs: <br /> <br /> <ul> <li>Leaking roof requiring an immediate $5225 repair (damage visible on master ceiling)<br /> <ul> <li>Three roof valleys (visible from ground) that were installed incorrectly and need immediate replacement ($5985)</li> <li>Leaking shower that renders the master bath shower unusuable</li> <li>Toilet seats unattached to toilets</li> <li>Rotting basement stairs</li> <li>2nd floor landing unsupported by structural beam or load bearing wall. Large section of the landing has separated from wall and dropped about 2 inches. </li> <li>Theromostats whose electric connections turn on heat in opposite rooms</li> <li>Black mold growing in garage due to broken gutter (pointed out to us by a contractor who couldn't believe it was overlooked during an inspection)</li> <li>Rows of loose bricks on front porch, rendering the steps hazardous</li> <li>A good majority of the windows in the house are painted shut</li> <li>Electric switches that don't work correctly (they make popping sounds or need to be jiggled to function)</li> </ul> </li> </ul>"

"Tim Shuler provided an excellent home inspection for us. He spent almost 3 hours checking out every aspect of the home and went over his findings with us immediately after. He then emailed us a copy of his report and followed it up with a written copy. Tim was very professional, prompt and efficient. He wrote up recommendations on every thing he found and provided pictures of all problem areas. I would highly recommend Horizon Home Inspections for anyone that needs a thorough home inspection. <br />"

"Bill was excellent, professional, and very thorough. He arrived early and spent plenty of time with me looking over the home and explaining what we were looking at. He answered all of my questions and allowed me to tag along as we went through the home, into the attic, and into the crawlspace. He identified several issues, gave a detailed report, and gave very clear assessments of what we saw. We are glad to have used him, as the issues we found were of such concern that we ultimately decided not to purchase the home. Glad to have learned what we did before purchasing! Cost also included wood destroying insect and radon inspections, both of which he arranged for using subcontractors."

FAQs for complete home inspection projects in Dayton, OH

An electrical inspection usually takes one to two hours. During the inspection, your electrician will follow the National Electrical Code (NEC) to ensure your home is safe and up to legal safety standards. They'll check your electrical system, including wires, appliances, meter box, panel, circuit breakers, and more.

Afterward, you'll receive a detailed checklist of everything they examined, along with a report highlighting any urgent issues—often with photos. They might also offer tips on how to save energy and improve your system's efficiency.

Regular electrical inspections protect your home and family by ensuring that every part of your electrical system operates safely. Scheduling inspections reduces the risk of electrical fires and cuts high insurance premiums by detecting problems early. Inspections defend against hidden system failures and maintain your property’s overall value, making them an essential part of home maintenance.

Full home electrical inspections are essential when buying a new home because every wiring detail must be evaluated. If you are not purchasing a home and have no significant concerns, a basic safety inspection is sufficient. However, for older properties or homes that have not been inspected for a long time, a comprehensive inspection is required to detect hidden issues and ensure complete safety.
