"They did a good job. Troy was the great. When they did the inspection of the electrical box and plumbing, he had flagged things that didn't need to be done. Plumber confirmed that it didn't need to be done. 4/5 score"

"Gerald is amazing! I was so afraid of the inspection portion of my home purchase. Last time I bought a house, my realtor recommended someone and they gave the home glowing reviews (because it benefited the realtor). After escrow, everything that could go wrong, did. I wound up selling the house because things got so bad (think Money Pit the Movie). I was careful to find the best possible inspector this time around. Gerald went over the home with a fine tooth comb. He gave me an honest assessment of the home and educated me along the way. Because of Gerald and his expertise, I went into my home purchase with my eyes wide open this time. He armed me with information for my negotiation. I was credited from the seller $10k based on the report. It was the best money spent so far. He was on-time, super professional, sent a report to me that was over 70 pages within 24 hours of the inspection. I really felt I had the best inspector money could buy. Yes, you can find inspectors for a little less, but on the biggest purchase of your life, is it worth saving a few bucks, when Gerald can save you thousands and thousands? Do yourself a favor and hire Gerald. You will have no regrets."

"<p>Because this was an older home and because there was obvious damage to the inflicted by a former tenant, we decided to have the house professionally inspected prior to starting the repair work.</p> <p>Chris was awesome! He arrived on time, was very professional and thorough. He inspected inside the house, the entire crawl space, the perimeter and roof. He provided verbal feedback as he worked, addressed each of our questions and concerns and, within a day, followed up with a comprehensive and detailed report of his findings. He was a delight to work with and we'd hire him again in a heartbeat.</p> <br />"

"My experience couldn't be anymore better. I was referred to Kurt by my real estate agent Andrea Volore. I was looking for someone very thorough and would not miss a beat. Andrea who is also that way, recommended Kurt to me. <br /> Kurt is a very busy man and I can definitely see why everyone in town calls him. From the time we spoke on the phone which by the way he gave me a lesson on Home Buying 101 to the time of the inspection, he explained everything step by step. He has a great sense of humor and he is very patient. If you are a first time home buyer, he is your man. <br /> The day of, he came early and ready. When I say he doesn't miss a beat, he doesn't miss a beat. Initially you might be thrown off thinking wow you paid $600, but if you count the hours he spends on site, it's actually a bargain. From start to finish, it took a total of 10.5 hours. <br /> He checked every little nook and cranny. When he went underneath the home into the crawl space, he spent a good amount of time inspecting everything. He found out that the home has major drainage issues, 5 foundation cracks including one that was significant, and he beam holding up the flooring was slanting. The homeowner did a lot of homemade jobs that was not disclosed and destroyed the home. <br /> Our report was very thorough and after his inspection, he went through each section of the house and gave us his findings. When I asked questions, he explained everything to the best of his knowledge (and he is very knowledgeable) and recommended specialists where needed. <br /> In the end, we decided not to purchase the home because there was way too much to fix. We are not in the business of flipping homes and the home was inhabitable for us (we are first time home buyers), so we had to move forward and look for another home. If it wasn't for the thorough inspection Kurt gave us, we may have walked into 150k worth of unexpected repairs. With inspections, you get what you pay for and I am so grateful I had Kurt do our inspection. When we find our next home, he will do our inspections again as long as we can get him. He is one busy man, so if you can get him, you're very lucky! You'll know what I am talking about. <br /> <br />"

"Mike Cantor (20/20 Advanced Property & Mold Inspection) was referred to us by a family member when we recently brought a home. He is the absolute best, most thorough, and professional inspector we have worked with. Mike responded immediately when we contacted him for a home inspection that we wanted done ASAP because of our short escrow time. We were able to set up the inspection in the same week. Mike arrived early on the date of inspection around 8:45 am (start time was 9:00 am). He requested about 7 hours to perform the inspection which caught the owner and realtor both by surprised as most home inspector only gave a cursory 3 hours inspection. Mike was meticulous in his inspection and took time to points out many aspects of the house's construction, remodeling, and reconstruction that we were unaware of. He was extremely detailed in his inspection and documentation with videos, still photos, and even drones (to inspect the roof). Mike was still going strong around the 7th hours which irked the seller/ realtor but was extremely favorable and reassuring to us when we are making such a large purschase/ investment. Mike is a little bit more expensive than your run of the mills home inspector but he is worth every pennies and more. He ended up discovering multiple issues with our house that were not apparent to us on our examinations. We ended up negotiating with the owner to reduce the sale price by $40,000. Mike continued to help us with recommendations after the completion of the inspection on vendors (termite, landscaper, roofer, etc) who he felt were reliable. We can honestly say that Mike Cantor truly loves his work and he is the only inspector we are going to use or recommend going forward. Can't thank you enough Mike."

"I called with short notice, and they were easily able to book an appointment. When the weather looked adverse, Dave came out early to beat the rain. Though the conditions were tight for sewer access, Dave dealt with it to save me the fee of accessing the drain from the house. The video was professional and issues well discussed and documented. Dave's final report arrived timely and well written."

FAQs for complete home inspection projects in Santa Barbara, CA

An electrical inspection usually takes one to two hours. During the inspection, your electrician will follow the National Electrical Code (NEC) to ensure your home is safe and up to legal safety standards. They'll check your electrical system, including wires, appliances, meter box, panel, circuit breakers, and more.

Afterward, you'll receive a detailed checklist of everything they examined, along with a report highlighting any urgent issues—often with photos. They might also offer tips on how to save energy and improve your system's efficiency.

Regular electrical inspections protect your home and family by ensuring that every part of your electrical system operates safely. Scheduling inspections reduces the risk of electrical fires and cuts high insurance premiums by detecting problems early. Inspections defend against hidden system failures and maintain your property’s overall value, making them an essential part of home maintenance.

Full home electrical inspections are essential when buying a new home because every wiring detail must be evaluated. If you are not purchasing a home and have no significant concerns, a basic safety inspection is sufficient. However, for older properties or homes that have not been inspected for a long time, a comprehensive inspection is required to detect hidden issues and ensure complete safety.
