Turns out the home I was looking to purchase has 40k worth of repairs under the crawlspace and although the house was “renovated” this kind of repair requires all the flooring to come off including the new kitchen cabinets and new remodeled bathroom tiles and shower/ tub. He sent my inspection report the night of the inspection and it was so detailed. He had multiple pictures of the issues he saw, not just one photo and he even ran estimates of the repairs but advises to get specialists for each item for more accuracy.
