"You can't go wrong. My husband and I have been trying to purchase a home. We've had three homes that we've tried to purchase. Two homes, we've cancelled the sales but we paid for inspections with two different companies. The first company was about the going price but didn't go into the attic because he said that was dangerous and he didn't check the water because the home builder was performing their own test. We lost money because the inspector didn't check thoroughly and the little the inspector did check, the seller wasn't willing to fix. The 2nd home the inspector seemed thorough. He was professional and we liked his report. He found unacceptable items in which the seller had said were recently done. We paid extra to check other things that weren't apart of the basic inspection. We paid over $500. The sale didn't go thru again because the seller didn't want to fix what we believed to be necessary. We noticed after the sale fell thru, that we didn't receive a report for the extras we paid for. But we were going to be looking for another home and thought they could just credit us for what they didn't do. So, we find ANOTHER house and another inspection needed and another inspection we will have to pay out of pocket. We have our realtor set it up again but say we want the credit. We were told that they did do the extras that we paid for but that they sent the report a day after the main report. We did like their inspector but we no longer trusted them and they were over $500! So, FINALLY we get to this inspection! For this last home, a new construction, instead of going with our realtor's recommendations, we went thru Angi. Josh answered first and fast! The items that he said he would inspect is what we paid A LOT EXTRA last time. It was all included in his best and lowest price out of the three total inspections we've had. We scheduled for him to go out the next day. Signatures and payment easily done online. Our realtor met with him for the inspection. She even asked for his info and will now recommend him to all her clients! She said he was the most thorough of all the companies she had previously recommended. His report was downloaded by the end of the day, with plenty of pictures and easy to read explanations. I can't say enough praise for Josh and A Pro Inspection Services. You can NOT go wrong with this company!"
