Inspector gave me valuable updates as he inspected the home without me asking, that was helpful. I know that the roof was 21 years old, I did not tell this to the inspector, he inspected the roof and determined that it had 8-10 useful years left, that gave me confidence in his abilities. Inspector was very thorough in explaining things to me and that showed in his report as well as his verbal communications."

"Very honest engineer. He performed a mandatory seismic inspection that was required for the city of Hayward. There was no foundation issue whatsoever. Before Mr Padir did the inspection I had a retrofit company look at my building and they told me it would cost $58k to fix the problem and I almost fell for it. It turns out that one joist was rotten from a sewer leak that was repaired. It is hard to find honest people these days. I am so glad it is only a cosmetic fix and a sister joist installed next to it to relieve the pressure on the building. Thank you once again Mr. Padir. Excellent job and quick turnaround. "

"We've decided to move to a different home in our neighborhood and saw good reviews of Harmon Home Inspection. Mr. Harmon scheduled us within one week of calling him and he arrived several minutes before the appointment time. He was very thorough on all areas he could inspect (did not climb onto the roof, but took detailed drone shots and noted some cracked tiles and other areas for which we had a roofing contractor advise us). He used special imaging equipment to verify all the heating and cooling ducts were working, tested all the installed appliances, evaluated the heating and A/C units, opened up the electrical panel and inspected its wiring, tested all of the visible plumbing, and tested all windows / doors. After his inspection, he spent 20-30 minutes w/ us discussing his findings and pointing out some issues. His report came to us 2 days after the inspection (emailed on a Sunday afternoon!) and was very thorough and divided into specific categories (plumbing, electrical, etc.) w/ many photos which detailed his findings by red circles around the items of concern. His electronic report also included a few brief videos w/ commentary. I had emailed him a question about one of the findings on a Sunday evening and he responded by 6:30 am Monday morning. This man's service is excellent, detailed, and well worth the money to provide us w/ peace of mind as well as points to discuss w/ the seller of our new home."

He did such a great job explaining what he found and his report was so amazingly detailed that we hired him to inspect the house we were interested in buying. "We had Steve Rush perform a property inspection on the home we recently purchased. Scheduling with Steve was easy. His availability suited our needs well. He actually showed up a little early to get a jump start on inspecting the roof of the house. Instead of having me climb on the roof with him, he took several pictures and walked through his concerns with me before continuing the rest of the inspection. <br /> Before continuing with the inspection, Steve took a moment to give my wife and I an overview of what he was going to cover in his inspection and how to prepare our expectations for the results. It was a very professional and best of all it was so honest and straightforward that it bothered my real estate agent. She was obviously concerned that Steve might have frightened my wife and me into breaking out of the contingency period. This brings me to one of my favorite things about Steve, he was obviously working for us, the buyers. He would dilute his findings in order to help the real estate agents get an easy sale. <br /> For the rest of the inspection, Steve took me through the house providing details of the items he would cover in his report. He also provided some helpful tips on simple home care. We thoroughly inspected the interior and exterior of the house. This includes the attic and the crawlspace. The only place that I did not follow was in the crawlspace. This by Steve's request given that the area was rather tight. <br /> The results of the inspection came in the most detailed report I've seen from a property inspector. It included photographs, diagrams, and explanations of why certain things are an issue. I had seen several reports in the past from seller disclosures that were not nearly has helpful. His results were on par with the sellers inspection plus a few additional items, so we fell comfortable with what we ended up with. It's been a few months now, and so far nothing major has come up following Steve's inspection. <br />"
