The termite inspector he had come was Michael J. Paschke with PM Pest Control. Michael was great as well! He found termites and after the owners had it treated reviewed the reports to warn us it was not treated properly, again saving us a lot of money.

"Shannon arrived promptly at the scheduled time. He was very personable, courteous, and thorough and even developed an immediate relationship with our three big dogs. Shannon is a resident of Maricopa as well as a home owner and very active in our community. It s obvious he takes a great deal of pride in his professionalism and thoroughness. He spent over 3 and one half hours evaluating interior and exterior structures as well as mechanical systems, heating system, plumbing system, grounds and yard, etc. Shannon provided his results in a written report (via PDF format) which we could then forward to our builder. "The tech was very nice and professional.  He performed all work that we paid for.   Inspected and flushed water heater.  This was a relief since we moved into a home where we do not know the history of the water heater.  He went on to explain how often we should replace things inside the tank as well as quote us on the parts. 
He also did a free indoor plumbing inspection and inspected our toilets.  I did let him know one toilet was loose based off the home inspection.  He did note it but said it did not need to be reset as it wasn't bad.  He did inspect the second bathroom and it was a mess.  He gave us a quote to rebuild almost everything inside of the tank.  We talked about how it would be less to purchase a new toilet verses rebuild the existing one.

"Called on the Dec. 9 and the tech was heee in 8 hours. Wow what a difference between this home warranty to the last home warranty I had, it would be a week before they got someone out here and that would only happen if I continued to hound them to get someone out here. It put my faith back in home warranty again where was lost. Always had home warranty’s when I own my own homes. Never had a problem when I came from the DFW area to West Virginia . I just thought that West Virginia didn’t have people doing home warranty’s special after I had select home warranty’s it would take sometimes two weeks to get somebody out here and that was because they allowed me to call a technician to come out then you would have tell the technician that they needed to call select home warranty to work out a deal before fixing my problem. They done this to me every time. Nobody works on the weekends so if it happens during the weekend you file your claim but the catch of it is that the 48hrs they told it could get a hold of you doesn’t start until Monday morning and stops at 6 on fridays. Listen if you take my advice of a home owner that’s had a home warranty for 30 yrs stay away from select warranty. I had choice before and they always have done me right. It put my faith back in having repairs done in a timely manner"

"Well, the first time the replacement was ordered it was the wrong one, which of course, delayed the installation a week. When it was finally installed I had to pay an additional $850 for code upgrades. This I was not informed of by Home Shield. Then we noticed that there was water on the garage floor and found that the pipe coming in from the wall was leaking at the wall so had to call the plumbing company back out to fix it. They first tried to say it was not their fault but since there wasn't a leak before they installed they did fix it. I have used Home Shield a few times before and never had a problem. Some of the companies they use are not the best so you have to research them before you commit. I have found HS service to be good if you do your homework. At the end of the day I was without hot water for almost 3 weeks but it was do to the plumbing company they sent out."
