Customers say: True professional

"Joe's very thorough inspection of my grandmothers home came with both a phone call and a detailed report of what needed repair, why and made code related recommendations. Living out of state, once I received his report it was much easier to hire specific work done so I could fly in to meet with prearranged appointments. What a great resource to home owners! I highly recommend Joe."

"Needed an inspection of my electrical system. Jeremiah was very thorough, explained everything to me, and sent me a report detailing all his findings. I would definitely use this company again and would highly recommend them to others."

"Can not say enough about the professionalism and attention to detail that Excel Renovation gave to our roofing project. They worked great with our insurance agent, were on-time and completed the project as promised. A big A+ to Chase and Bruce for exceeding our expectation and making this a great home owner experience."

"I will call this “The Good, The Bad and the Ugly review” as I am breaking this review into the 3 teams that we had – 2 very good and done quickly and 1 inferior with the most time spent at our house – thus the overall 3 star grade. The Good • Roofing Team – Grade: A. Efficient, good job, found virtually no nails or roofing materials on the ground • Gutters – Grade: A. One man crew but he knew what he was doing and provided good suggestions for modifying our water flow. The Bad • Siding & Window Team – Grade: C to D. Not sure how they were trained but they didn’t seem to understand some common construction basics. A few of the many examples – o They nailed the siding on wrong and had to start over. o They almost ripped the 120V electrical outlet off the house without turning off the breaker but it was the weekend and we happened to be in the garden and saw them. o Installed the dryer vent wrong twice – once painting it shut and the next time putting on a vent with a label on it saying “not for use with clothes dryers” due to the pre-installed screen. The Ugly • Siding & Window Team – Used caulk as touch up paint on LP Smartside (or just used the siding to clean off their dirty fingers?) – leaving random “chicken pox marks” all over new siding. Garage, driveway and all 4 sides of our house were filled with equipment and garbage for the length of the project. Not the crew to have if you have children or pets – they left old saw blades and other sharp objects around the garage entrance and the house. I didn’t expect a spotless home every night but I didn’t expect to be living with this much disarray with minimal clean up each night, even after asking the supervisor to improve pickup of at least garbage and sharp objects in the garage and the common walking paths. Nor did we expect to be spending our fall cleaning caulk off the “maintenance free” siding and re-painting it and installing our outside boxes correctly. I will give the owner credit for realizing that his siding and window crew did inferior work and giving us a discount on our bill. None-the-less, I am rating the services provided based on the quality of the work done."

"Harry had installed the best rubber coated roofs to my house due to its several benefits including negligible maintenance and no requirement of re-roofing the roof. I am highly impressed with his professionalism and knowledgeable behavior. I did not think anyone could meet the expectations of mine and my family members in Minnesota.  Thanks a lot Harry."

"I had submitted a review last year regarding my basement remodel. I am unable to revise it, so I am re-writing an updated review. I'd like to say that we reconnected a few months ago and resolved our differences. Andy has been super reasonable as of late and has gone above and beyond to correct the the things we were previously unhappy with. Through no fault of his own, one of his subcontractors hired wasn't that great and ended up ultimately as a no-show. Since then, we've worked with Andy on getting all remaining items for our basement done. He has been helpful, fair, and provided great communication every step of the way. I am so glad we reconnected on this project and were able to finish our basement. We appreciate Andy's hard work!"

"I called Walker because my association used them to redo the shingling on our building roofs within the last 5 years.  They were frequently slow to respond and as our relationship kind of deteriorated I had to call more often to get a returned call.  I had a service person come out a number of times over the winter and he was consistently surly and complained about having to get up on my roof (which is admittedly steep, but then let's work around that).  We couldn't agree on whether or what the problem was, but my main complaint is that I found them very frustrating to work with.

FAQs for home inspection projects in Big Lake, MN

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
