"He was extremely knowledgeable; was on time; explained what he was looking for; explained the results he obtained and if they were out of norm We sent the report to the sellers and weâ re able to reduce the purchase price $2700. In this market thatâ s great. All because of a thorough inspection report"

"We had some water stains after Debby came through the area. I went to Angi’s list to see who Angi recommend. Called several companies and Real Good Roofing. Dale was out to inspect within a few days. Working with Dale, Bodie and Milton was a breeze. Every step was well explained and the installation was smooth with a very quality job completed. Thank you Angi and Real Good Roofing because I now have a roofer for life."

"I hired Your Exterior Pros to install a metal roof on my almost 30-year-old mobile home. I obtained several leads from Angie's list. After careful consideration, I decided to go with Your Exterior Pros. The reviews were all excellent on both Angie's List and Google Reviews. They also gave me the best quote. We are all looking to get the most bang for our buck, LOL, but quality workmanship was also an important factor before deciding who to hire for the job. I was super impressed with the sales guy from Your Exterior Pros. His name is AJ and he really knows everything there is to know about roofs. Talking to AJ and having him answer the list of questions thoroughly in language that was easy to understand is what sealed the deal for me. The 4 workers showed up at approx. 8AM as I was told. These guys worked from sunrise to sunset and my roof was all done in one day. The raw material supplies for the roof arrived one day prior to the installation date (8/29/24). Everything went smoothly and I love my new metal roof. I highly recommend Your Exterior Pros if you are considering putting a new roof on your home."

"South Shore Roofing Company is my hero! They met with my insurance adjuster, handle all the paperwork and relieved my fears. They took the time to explain the roofing process in a great deal. They provided me with samples of all the products. They sent an email about what to expect. Luke Patrick, the estimator was awesome. The foreman, Brent Newton, was constantly inspecting. From beginning to end, they were very professional. By the end of the process, I felt we were friends. This is truly a company that cares. They even sent me a Christmas card. The office manager, Erica, was constantly on point and made herself available if I had any concerns."

"I was very disappointed in quality of work I received. First they did not let me know they were at my home, just got on roof and began working. Had to have them back several times as the one leak they were hired to do fix did not hold even after multiple cans of silicone . Then I was informed by office person that it was another problem not covered by original price quote. I feel they should have honored the original price quote as it was for locating and repairing all leaks on patio roof. I must say I don't think the workers were qualified to do roofing and did not do quality work. I was very disappointed. I don't usually complain about service I receive but felt it necessary this time as I didn't want someone else to have same experience. Georgia B. I would like to revise my review of this company after speaking with Mr. Hoover personally this a.m. They apologized for previous treatment of situation and gave me full refund of my money without hesitation. I do believe this company has the customers interest first and I really appreciate their integrity in making things right. Georgia Bedillion"

"In 2010 they hag to come out and fix leak. Now in 2016 more leaks appeared. Looked and found that the ridge vent was not installed to manufacture specs. End piece not used, so water has been going directly in our attic, but because it took mother nature 6 years from first leak (9 years from install) ... statue says we are out of luck getting it repaired. They used old rusted nails for the boots and skylight and no sealant on anything. Brian Horton says he has 5 year warranty and no concern even though it was his negligence. Also rafter was was not repaired properly ... board used was decking wood and it was not flush to support rafter. We have mold throughout attic on rafters. Ridge vent cuts are not vented and some are cut all the way into soffit area. 2 different style of ridge vents were used (why?). Used old vent boots instead of replacing (if needed) and reused old nails. I would stay away because his work in not honorable and very slow to respond even if it's not related to repair."

FAQs for home inspection projects in Bluffton, SC

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
