"We are first time home buyers and our experience with Michael was excellent! The next home we buy in Central Florida will be inspected by this same provider. He arrived to the house early which shows us he values our time and that he's responsible. He made all the inspections needed and documented the process with his camera. Given that our home is a larger home of 2,000 sq ft. he brought in another set of eyes for the inspection. This was a great bonus! After the inspection was done he took his time to go over the findings and he explained thoroughly everything for us in simple terms that we could understand. There's no dumb questions with Michael, he's full of information at your disposal. What differentiates him from the rest is his attention to detail in his report which is posted on his website for a 120 days and he also provides you with a binder full of information about the inspection and home maintenance. Again I wouldn't hire anyone else or trust anyone else more than this provider on your next home purchase. Thank you Michael !"

"Chad responded very quickly to our request for an inspection, did it the very next day on the weekend! He did a very thorough inspection and explained his findings and recommendations in detail. He provided a very detailed written report documenting his findings with multiple pictures and he provided it by that very same evening. Everything was completed within about 24 hours of us contacting him and at a very fair price. He is very professional and punctual. If and when we need the service again in the future, we will definitely call Chad. We recommend him strongly and without reservation."

"Professional, Honest, Caring & Attentive to detail... What else could you ask for in a Home Inspector? Stephen checked all those marks and completely surpassed our expectations. He was able to squeeze us into his busy schedule during this crazy hot real-estate market in Florida and made everything so smooth and streamlined (with us purchasing our home remotely from Texas). He kept us aware of the entire process and was a pleasure to work with. The inspection report came back super quickly and was very detailed; it included photos, recommendations, life expectancies and so much more information. Thanks to his detailed reports, the home sellers had to make some last minute repairs to the house that helped ensured our family resided in a safe home before we moved in. We were also able to save a few hundred dollars on our homeowners insurance because of the Windstorm Mitigation report he suggested. He recommended us a local company to do a termite inspection and took care of setting up the appointment with them to coordinate with his inspection date and time he had already set up with the sellers to avoid too much disruption on them (made sure both parties were happy at all times, us and the sellers) which can sometimes be hard to achieve. We couldn't be more happy with an Inspector and Inspection company like Steven & Whitt Inspections. They have gone above and beyond and we will surely recommend them to everyone we know. Best decision we ever made in our home purchasing process, as we now have true peace of mind for years to come. Thanks for everything Stephen!"

"I had an estimate from a franchise company. Then Derek from Capstone came and inspected the attic but was not able get inside all the way. He returned 2 days later to cut pieceof wood that was blocking his entry. The other company was little cheaper but i decided to go with Capstone because he did a thorough inspection and I realized he knew what he was doing. He kept me informed about the date. Two guys showed up on time and knew exactly what they had to do. Nate and Josue got zo work. They were ery helpful and cooperative. They vacumed all the all onsulation. They returned next day , checked the pressure for leaks. They swaled all air spaces lĺinstalled new insulation. Cleaned up ,showed is video and photos. Grest job Nare and Josue, thank you a ll."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
