Here at AAA Home Inspections, we strive to do the highest quality inspections whether it is for commercial or residential clients. I am the owner, Jim Pillsbury, I have been a remodeling and general contractor for 12 years. Prior to that, I was in the Carpenter's Union for 10 years. With 5 years as a residential carpenter and 5 years as a commercial carpenter where I did everything from commercial remodel to tilt-ups and poured in place concrete. While working as a general and remodeling contractor he spent several years doing termite repair work for Killroy. I an also coming up on a mold and radon certification certifications to include IAC ( indoor air quality and two certificates from International Code Council. And I am also looking into green building inspections. With this qualification you can be assured of getting a top notch home inspection!

"Jim was solid at my mobile home inspection and made himself available right when I needed. He noticed things I had over looked and ultimately saved me money in the long run."

I have been in the Home Inspection business for more than 10 years. Prior to founding AAA Home Inspections, I spent 14 years as a remodeling and general contractor. Before that, I was in the Carpenter’s Union for 10 years. I spent 5 years as a residential carpenter and 5 years as a commercial carpenter. During that time, I did everything from commercial remodeling to tilt-ups and poured-in-place concrete, so you can rest assured that I have the training and knowledge needed to perform your home or commercial inspection. In fact, the reason I became a home inspector in the first place is because I watched so many others performing inspections that weren’t up to my standards. From the first of them to the last, I knew I could do a better job — and now, that’s exactly what I do. I have performed home inspections for luxury estates, apartments, mobile homes… you name it! I especially enjoy working with first-time home buyers because I know how emotionally and physically taxing purchasing a house can be, and I want them to be in the right hands. I often find that they will call me back years later if they decide to sell the property. I think this is because I take home inspections very seriously and genuinely care about the people I work with as well as the building in question. I show up early and walk the property, and I encourage all involved parties to accompany me during the inspection so that I can explain my findings as we go. I am as honest as they come — I will never sugarcoat a home inspection report, but I will explain any defects I have found with the tact and diplomacy you’d expect from a true professional.

"He is thorough, accommodating, and pleasant to work with. He is reasonably priced and does great work. I highly recommend him."

FAQs for home inspection projects in Hollister, CA

Professional inspectors enter attics through access hatches or pull-down stairs while wearing appropriate protective equipment. They utilize various tools, including high-powered flashlights, moisture detection devices, and occasionally thermal imaging cameras, to evaluate structural components, insulation quality, ventilation systems, and signs of water intrusion or pest activity. The inspection process involves examining roof framing, checking insulation distribution, assessing airflow patterns, and looking for evidence of current or past problems. Findings are documented with photographs and detailed notes that become part of the final inspection report.

While inspectors often attempt to physically enter attics during evaluations, certain circumstances may prevent them from gaining complete access. When entry points are obstructed, sealed, or undersized for safe passage, inspectors might conduct limited visual assessments from the access opening instead. Safety concerns, such as unstable flooring, suspected hazardous materials, or extreme temperatures, may also restrict full attic entry. When purchasing property, specifically ask whether the inspector will physically enter the attic or use alternative methods if direct access isn't feasible.

Attic inspections often reveal issues that might otherwise remain undetected until they cause significant damage. Common findings include insufficient insulation, which contributes to energy inefficiency, inadequate ventilation that leads to moisture accumulation, roof leaks evidenced by water staining, structural weakening caused by moisture or pest damage, electrical system deficiencies, and air duct problems that affect heating and cooling performance. Inspectors may also identify improperly vented bathroom or kitchen exhaust systems that discharge moisture directly into attic spaces rather than outside the home.

Standard attic inspections do not include radon testing. Radon, a naturally occurring radioactive gas, enters homes through foundation elements and tends to concentrate in lower living areas rather than attics. The EPA recommends testing all homes for radon regardless of location or construction age due to its status as the second leading cause of lung cancer. If concerned about radon exposure, consider scheduling this specialized test as a separate service or as part of a comprehensive home environmental assessment.
