"As a real estate agent, I have been through many home inspections with ValueGuard but I wanted to specifically highlight Michael Pistor. He was incredibly knowledgable and shared a ton of useful information with the home buyers and with me during the inspection. He was not an alarmist which is also invaluable. The home buyers mentioned a handful of times how thorough they felt he was conducting his inspection and on top of all of the professionalism, his personality was quite easy going. I would recommend Mike over and over again, and I will certainly request him in future inspections."

"Brian and his team were meticulous and thorough in their explanations about what they found in their inspection of the home. Brian took his time in answering every single question and providing every single detail we needed. Also, the turnaround for the detailed (83 page) report was absolutely phenomenal. We know who we are calling and recommending for home inspections in the future."

Customers say: Quick response

"David was very helpful and answered all my questions as I went through with him in my pre-purchase home inspection. He was able to identify safety hazards that I would not have noticed myself. His services were very affordable compared to others I had been quoted for. For radon inspection, he works with a different company, which had low levels of communication, but completed the job in the time required."

Small jobs welcome

"I feel lucky to have been connected with Derek at Chestnut Property Inspections via this service. He was able to fit me promptly into his schedule, and managed to find another person to carry out the mold testing we added to our inspection request. I was able to be present at the inspection (brick cape cod, circa 1950), which was an enlightening and informative experience for me. Thorough as heck. Pleasant to boot. I can't imagine anyone else doing a better job. I am extremely satisfied with his work. Thanks, Derek!"

"We hired Time Inspections to inspect our church building. We would recommend them to everyone. The details were so important to us. Robert really dug into the building as we hired him to. From roof to foundation no rock was left unturned, he even gave the building an inspection rating to help us visualize the final report on our level. Thank you for going the extra mile for our church. May God bless you, keep you safe, and always on Time."

"Everything went very well on the project. Adjustments were made to the project while it was going on and it all still went smoothly. We are very happy with the end result. Our home looks like new again and it has a much more modern style to it. The original siding was aluminum that was about 40 years old. We now have the Certainteed Perfection Shingles in charcoal along with GAF Charcoal roof - which looks about 10 times better than the old exterior. We also had a new wider door installed. While you can't tell from the picture, the aluminum trim around the windows is custom bent so it isn't your typical flat & squared look. We are very pleased with how this was done - especially for our bow window. One thing that really helped give the house a modern look was extending the roof on the sides by about 5 inches. This gave us an overhang in areas that were originally just flat. This made a big difference in the overall look of the exterior - for the better. There were also 5 new motion sensor lights installed around the house to help with the security. There were 3 crews that did the work. One crew took care of the roof of the house and shed, while another crew took care of the siding, doors, trim, and lighting. There was another crew that came and installed the gutters in less than 2 hours. Overall, we are happy with the punctuality and sincerity of the workers. Not all of them spoke English, but that didn't matter. They were all polite and did good work. We'd like to give a special thank you to Russel & Arthur for the work they did on the siding and trim work - it is exceptional and we're glad they took the time to make the house look great in the end. The price for the whole project was on the lower end of the estimates we received. We got estimates from 8 different contractors. The deciding factor was Geno's willingness to get the job done right in addition to all the positive reviews on this site - which are will deserved. We recommend Geno's siding to anyone looking to get any exterior work done on their house. I've attached a couple of before and after pictures so you can see for yourself the work that was done."

FAQs for home inspection projects in Honey Brook, PA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
