"My realtor Aida Villalobos recommended Joao for the inspection of my new home, and I was impressed by Joao’s inspection and the reporting of all the details with the issues he found which helped me to rush the builder to fix all those things before the closing. Thanks to Joao’s services and reporting I was able to get my new home with almost 100% of the issues fixed by the builder. Joao is very professional and detailed oriented. For home inspection, he is truly the best."

"Power Home Remodeling completed a full home project replacing my windows and doors. The process from sales to final inspection was top notch. Tom, my sales representative, went through a full explanation of the Pella Symphony windows. I decided on just windows and doors and felt no pressure for declining the other items the company offered. I was offered a one year eligible rate on the items I declined so I could still get the prices for one year. The installation crew was respectful to me and my home. The clean up was done well. We had a walk through before the crew leader left so that final touch ups could be addressed. After the windows were installed a project manager came to inspect. We met for about 3 hours going over the install techniques, reviewed the warranty info, and discussed the doors that will be put in. A well run business selling quality products. I love my windows and how they keep out sound and my HVAC isn’t working so hard! The home feels and look amazing!"

"Storm Guard was the first roofing company who responded to my request on Home Advisor. Jason (Owner) went on the roof and took pictures of the repair needed. He also helped me with a claim with my Home insurance. Claims agent. The whole experience went smoothly. . I would recommend this company to others. Thank you Jason and David."

"After a big storm hit our area, we had concerns about damage. Vantage Roofing was on it quickly ? the inspection was thorough, and the roof repair was efficient. You can tell they know roofs inside and out. The new shingles look fantastic and the house feels so much more secure. Great job from start to finish!"

"Jose inspected the flat roof and saw the damage due to water leaks. Quite a few boards and plywood needed needed to be replaced. Some of the additional work involved installing a gutter, removing old gutters and properly sealing two windows. He showed me the leaking components and then gave me a very detailed bid for the work. The crew arrived on time and were equipped with all the tools and material. They went to work immediately and continued till it was all done. They were polite and very hard working. The critical places on the flat roof were sealed the proper labor intensive way, no short cuts. They picked up the debris and cleaned up well before leaving. Upon inspection I am very pleased with the quality of their work. I can recommend JV Roofing Repairs without any reservations."

"M & M Roofing re-roofed my Round Rock home in May of 2022 and did an excellent job on this $13K+ project. The same crew also did a separate small siding repair for me a week earlier. Bob Mills is the most attentive, thorough, and honest of the 5 roofing managers I've selected over the years. His bid was competitive but not the lowest -- I've made the mistake in the past of just going with the lowest bidder. This company, M&M, is large enough to be reliable and accountable. Their parent company, also called M&M, is based in Houston but I dealt only with the Austin organization. The crew of 3 finished in 3 1/2 days, an approach I prefer because the quality of workmanship is noticeably more even with a smaller crew. Bob and his area supervisor Dan communicate well, offer good advice, and follow through on promises. I recommend them to family and friends without reservation, and I would use them again."

"Cody Bartlett came the next day after calling him regarding the missing shingles on my roof. He went onto the roof and did an inspection. Let me know that he could replace the missing shingles but that he also needed to seal some areas of the roof. He came over a few days later, replaced the shingles, sealed the areas. He had taken pictures so I could see before what needed to be done and after what he had done. It was great to be able to see both sets of pictures. He was great, polite and very professional. I would hire him again."

FAQs for home inspection projects in Manor, TX

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
