"Chad, I cannot say enough about you and your crew. You had sent out a guy to help patch the roof temporarily because of the thaw and freezing conditions. He explained and showed me the issues he found. He explained the actual work will be done when the weather allows for better conditions. I was impressed with this. Most companies would not care and just wait until they do the actual work of the roof. About a week or so later, Theresa told me your crew was going to be there to do the roof. It was a beautiful day to do it. I expected to see your crew still there and to see a mess from the project. When I arrived at the house that afternoon. I saw no evidence of your crew being there. I pulled out a ladder to check the roof myself. Sure enough, I saw the new shingles in place. I was surprised on how fast and how clean your crew were on this project. Yesterday night, we received a heavy down pour of rain. I was nervous to see how the roof faired. There was not a drop in the room where the leaks happened before. I just finished insulating, dry-walling and mudding in this room. It would have been disastrous if the roof leaked. I like how tight the flashings are between the addition’s roof and the house. It is so much better. The valley looks better, too. Again, I cannot say enough praise about you and your crew. I will be recommending Victor’s Roofing to anyone and everyone needing roof work done on their homes. You guys are the best. I have never been happier with a roof project before. I feel bad for not being there to meet your crew and offer coffee or something. ;-) Thanks, Joe Brooks"

"Very professional. Wonderful to work with. We hired them to put an addition on our home. They did everything very well : foundation, building the rooms, putting in insulation, drywall, painting, flooring, windows, roofing, plumbing, framing doors and windows, ductwork. They even built raised flower bed structures to go around the outside of the new addition. They are a very talented and skilled company."

"I should have read all the reviews. My husband and I are getting our home ready to sell in a year or so. I am taking bids on a few projects. I left a message on Angie's List for this company. Their office called me back very quickly. We went over all the things I would like to have accomplished. At the end of the call, she said my husband and I both would have to be there for the estimate. I explained we are busy, and that she should have told me that at the onset of the call; I should have asked, as well. I explained, I am the one taking bids on the projects we have to have done. I know there are a lot of people out there that have a problem with this type of business practice. I don't appreciate the assumption that only one person can make a decision. I have been taking bids for these projects, and this company so far is the only one who has required both my husband, and I be there. I question their motives. I will send a separate email to Angie's List to explain why I feel companies should not have a spouse present practice and why I will continue to complain about this procedure and not do business with them.  This review is the only negative review I have given."

"Patrick was pivotal in credibly identifying safety, code, workmanship, quality, and structural issues on our home addition and garage project done by a Mason, Michigan builder who, despite being verified as licensed and insured with a 5 star review rating, proved to be a failure on all levels of home building. Until the inspection with Patrick of The Buyer’s Inspector, we had no idea how grossly misplaced our trust was in this builder. When COVID-19 shutdown our project we began noticing quality problems. This led us to hire Patrick from The Buyer’s Inspector. He was thorough, detailed, and spot on for the major problems as well as minor issues he identified during his inspection, including the multiple structural deficiencies. He recommended we hire a structural engineer to investigate these deficiencies in detail and the engineer verified all of Patrick's findings. It has been a very trying time legally fighting for our project to be done right but we thank Patrick for identifying all the problems using his extensive knowledge, experience, and understanding of Michigan's Building Construction Codes and industry standard building practices. Without his help we would have likely been stuck with this horrible build project that is riddled with safety, structural, workmanship, quality, and code issues. We highly recommend Patrick to anyone needing a thorough and detailed home inspection."

FAQs for home inspection projects in Maple Rapids, MI

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
