"Steve was great! He came early, clearly explained what to expect, how he would complete the work, and was very interactive with me and my wife by allowing us to follow him around the inspection of our new home! He always allowed us to ask questions and keeps an open line of communication even after the inspection. He provided a clear report within a day! He takes card also!"

Customers say: True professional

"Tim was great to work with, took the time to explain what he looks for and what should be done to correct it. We had a small window to have our home inspection and Tim made our time frame work, he was on time did a Thorough inspection and wrote the report and summary and explained everything to us. Pricing was competitive. I would recommend Gylnn Inspection Services without hesitation."

"We had a very expensive home repair spray foam installation under the house floor. The people were shady, and I needed to have it inspected to see if they did what the contract said. They came out and were very professional and very timely , did what I needed done and gave me the report to send back to the company to prove the findings. We are so grateful to ugly duckling inspections. Thank you"

"From start to finish our experience with Raindrop met or exceeded all our expectations. Our old shake roof needed to be replaced. My wife and I got quotes from 3 roofing companies. One never met directly with us. They contacted us only through email and their estimator came by the home when we weren't there. Another met with us, but spent the entire visit promoting his company, and never went up on the roof, telling us that he would just have an aerial photo taken. The experience with Raindrop was totally different. We were contacted by them and we were given a scheduled time for their estimator to meet with us at the home. Sean Franklin arrived on time and spent approximately an hour with us walking around the house and explaining the process, identifying the job tasks, showing us samples of various shingles, and answering all of our questions. Then he went up onto the roof to inspect it and calculate the materials needed for the job. Of the 3 quotes we received, Raindrop was very competitive and we decided we wanted them to do the job. We requested that the work be performed by one of their in-house crews rather than subcontracted out. We had to wait about 3 weeks for the job to start due a combination of bad weather and availability of a crew. Once the weather broke, Omar's crew arrived to start the job. This crew was great! Everyone was friendly, pleasant, professional, and would always answer our questions. They cleaned up the site daily. There was NEVER a mess left behind. The crew's workmanship was excellent. Our new roof looks great and we feel confident that it was installed by some of the best roofers out there. We are also very confident that if there is ever a problem with the materials or installation, Raindrop will be back to take care of the problem without issue. All the Raindrop employees we dealt with from the office staff to the roofing crew were very professional and personable. This was one of the best experiences we have ever had with a contractor and highly recommend them."

FAQs for home inspection projects in Marylhurst, OR

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
