"Highly Recommend! Excellent Home Inspection! We had an outstanding experience with Reliable Home Inspections 1973 and Inspector Dennis Cwalina. Dennis was incredibly punctual and maintained a high level of professionalism throughout the process. The inspection was extremely thorough, and the final report was exceptional: well-detailed, easy to read, and delivered quickly (less than 24 hours). The customer service was top-notch, and the price was excellent for the quality of work. We are 100% satisfied and highly recommend Reliable Home Inspections 1973 and Dennis Cwalina for peace of mind."

"I hired BW Home Inspections prior to closing on a newly constructed home in Saint Augustine, FL. I am very happy with the work done by Bobby. He found many items that the Builder did not find prior to the first walk through. Bobby was flexible and returned for a second inspection on the morning of closing for a re-inspection. He did a great job again, as he identified items to be completed that day or with a promise to complete by the builder. The reports for both inspections were completed within hours after the inspection. The fees were very reasonable. I made a good decision to have an inspection of a new home and made a great choice using Bobby from BW Home Inspections."

"Let me start by saying, from beginning to end, all the employees at Jack C Wilson are very professional, courteous and very good at what they do. Chris Voss wrote our estimate and answered all our questions. He gave us several options on materials and an extended warranty. He was very easy to work with and helped us on some special requests and changes we needed to make. He gave us his cell number and said to call if we had any additional questions or concerns. The crew was onsite at 7 AM and immediately began site preparation which included covering our plants and shrubs and shielding our heat pump and pool equipment. The removal of the old roof and installation of the new went exactly as expected with no surprises. They were careful and didn’t damage any of our landscape. Before they left that evening, the new roof had been completed. The crew worked very hard and stayed focused. They picked up all the trash and nails leaving little to be done the following day. The crew came back bright and early the next day to complete all clean up and remove all leftover materials. The chimney chase received new Hardee board siding, chimney cap and paint to match our trim. The carpenter’s work on the chimney chase was first rate and much better than the original. We were very pleased with the entire process. The work was exceptional down to the smallest detail. The entire process was conducted with professionalism and attention to detail. The materials and workmanship were top notch. The customer service at Jack C Wilson Roofing is second to none. We highly recommend them and give them a 5-star rating!!!"

"After seeing their billboard, yard signs in our neighborhood and numerous positive reviews, I gave Worthmann a call to receive a quote for a stove hood vent we needed on our existing home. Somehow, the quote we received was 1/3 the cost of what the quote should have been. This was discovered after our quote was approved by us and the owner. Once the project went into scheduling, the error was discovered. Instead of cancelling the job and re-quoting us, Worthmann stood by their quote and got the job done at the price they approved. I found them incredibly professional, kind and courteous on the phone while explaining the error. They didn't get defensive or ghost us, which says a lot about the ethics of the company. I would 100% hire Worthmann again (and suggest them to my friends and family)."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
