"Scott from APEX contacted me immediately to inspect a house we had inherited. He worked with me to set up a convenient time and was even early for our appointment. Scott spent hours doing the inspection and went from top to bottom. It was pouring rain that day and he kept going outside. He not only did a great inspection, but has been helpful with things that we feel wasn't part of the job. Never hesitate to hire him."

"It went exceedingly well. We had someone out to inspect and quote the day after initial contact. He took pictures of the damage and showed me exactly what needed to be done. All workers were very polite and kind to our family and came and worked and cleaned up and left while using excellent social distancing and mask discipline. I look forward to working with Home Evolution again in the future."

"Gold Star is true to its name, exemplary in every respect. They quickly responded to our query and upon coming to the house gave an informative and thorough estimate, which included impressive presentation materials. The professionalism, craftsmanship and speed with which they finished the job were really extraordinary! Also, clearly Willie Swarey and his team truly care about their clients and their homes, and this was greatly appreciated. We would highly recommend Gold Star Roofing to anyone."

"Mr. Kincaid was great from start to finish. He responded to my inquiry within 10 minutes. He was very straightforward about his services and prices. He was very flexible with scheduling a time to do the inspection. I had never had a home inspection done before so I didnâ t know what to expect. He was more than happy to answer all of my questions (regardless of how silly that may have been). He was very thorough and I had my report promptly as promised. The next day he even called to make sure that I understood everything and to ask if I had any questions. I will absolutely use kincaid services in the future and recommend him to friends and family."

"The main project (bathroom floor replacement, which was the original reason we hired MTH), and the side projects, went exceptionally well. Serge and Nick did an outstanding job.
Serge was affable and courteous. That was my wife's and my impression of Serge when we first met him. Unlike another contractor we interviewed for the project, Serge never tried to convince us to do more than what we wanted done. We explained to him the repairs that needed to be made, he understood them, and suggested on how best to address them.
The day after our initial meeting, and about a week before the project's start date, Serge emailed to us a contract that spelled out the work required, the cost of labor, the payment schedule (no payment upfront; in fact, we paid a big chunk, about 40% of the total cost, after the projects were completed), and other terms of the contract. The cost of materials was not stated on the contract, but Serge gave us an estimate during our first meeting. We went over the estimate because of the side projects that we added later.
Serge regularly updated us on their progress and he gave us copies of the receipts for the materials he purchased. We knew where we stood.
The member of Serge's team who did most of the work was Nick. My wife and I were home for the duration of the projects, so we were somewhat aware of what he was working on at any given moment. We often wondered if he took breaks or ate lunch because he was constantly "on the clock." His diligence, and the quality of his work, which was first-rate, were commendable.
Nick did everything: tiling, drywall repair, painting, carpentry, plumbing, molding installation. He was a master of many. He did all those things while keeping the work area, and surrounding parts of the house, clean.
You can count my wife and me as another satisfied customer of My Town Handyman. We highly recommend Serge and his crew for your next home improvement project."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
