"Quintin was exceptional. He let me walk through the inspection with him while he did it and explained everything to me so that I could understand what I was looking at. He was very personable from the moment we spoke on the phone. He was very friendly and professional and offered a great deal of knowledge on what could be done to improve the areas of interest. Very professional and thorough."

"David was very thorough. He went through the highlights at the end of the inspection. He first asked any of our concerns and made sure to document. We received the report a couple of hours after he was completed and included photos of issues. I would highly recommend using him for an inspection."

"They did a comprehensive inspection of the old roof externally and internally, pointing out all the problem areas, something the other contractors I tried did not do as thoroughly (attic is not completely open). The roof was completed in a day and no debris was left behind."

"Had a storm come through around March that caused damage to the roof and siding. My search for a roofing contractor led me to Storm Guard. After I made an inquiry for service, I was quickly contacted and they sent Bailey for inspection. Bailey conducted a thorough inspection, explaining what repairs were needed and even tarping up the damages. He also returned a second time to speak with the insurance adjuster to ensure that everything was fully inspected. Hailey and Cortney contacted me and negotiated with the insurance company on my behalf, which greatly assisted in maximizing the cost required for the repairs. As time progressed, Storm Guard went far and beyond to provide everything I needed. Approval for a brand new roof and siding for the home was obtained by them. After all the approvals, I was then contacted by the project coordinator, Tressa. All the necessary information was provided to me by her to schedule and plan accordingly with the scope of work. Tressa made sure I was satisfied with the work after the repairs/installation and any necessary adjustments were quickly made. The installation crew was always on time, finished the job in a short amount of time, and did a fantastic job with the process and cleanup. I never have worked with any contractor that had to deal with the insurance company, and I was amazed at how much Storm Guard exceeded my expectations for great service. Also, there was interior damage caused by a leaky window that was also addressed by Storm Guard. I didn't think I would get approval for the work, but with their expertise working with insurance, they made it happen. Approval was given for a small drywall patch and the entire interior was painted to match the new paint. To sum up, I am extremely happy that I discovered Storm Guard. I don't believe that any other company would go the extra mile to ensure that the insurance company doesn't cut you short on your coverage. I have always wished to make this home my own, and they did that by choosing my new colors for the roof, siding, and interior paint. Storm Guard's work is of the highest quality, and I highly recommend them for any necessary services, whether they're related to insurance or not. Thank you everyone from Storm Guard for all your hard work!"

"Overall the experience was excellent, the team was quick to respond and give me an estimate remotely based on my pictures. They were at my home the next day and completed the project in a timely manner. Brock was great to work with and be there to take care of fixing my roof problem. He even inspected the rest of my roof and did not try to trick me into replacing my whole roof. Remarking that the roof still had years of life left and to keep him and Know a Guy Roofing in mind."

FAQs for home inspection projects in Plain City, OH

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
