"HouseMaster (Steve & Bob LeFrois) are hands down the best home inspectors serving in the Rochester and southern tier areas. They go over every part of the house from the roof to the foundation and explain all their findings to the home buyer and their realtor during the inspection. Steve and Bob are professionals who put buyers at ease during their inspection not only because of their many years of knowledge and experience, but because they have a great calming personality who put anxious buyers at ease during their inspection. Then provide a very detailed thirty plus page report including pictures usually by the next day. Steve always offers a follow up phone call if the buyer wants to go over any part of the report or has any follow up questions. Steve makes scheduling an inspection and payment extremely easy for a buyer. As long as they are in business, I will call them every time I need a home inspection."

"Sunset was quick to respond to my request for a bid and schedule a time to meet. I was very impressed with Roman who arrived on time to deliver the estimate. He was extremely knowledgeable and pleasant to work with. He inspected my roof and took his time to explain what needed to be done and what I could expect. He was open to negotiating the cost to my satisfaction. He also returned to be here when the insurance adjuster inspected the damage from the February wind storm. The job was scheduled promptly and his team arrived right on time and did their job with minimal disruption to me and the neighbors. They were neat and organized and meticulous in removing the debris and cleaning my driveway and yard. He said it would be a one day job and they finished the job in a day. I am extremely satisfied and would have no hesitation in recommending them."

"I am very disappointed that i never received a call from Jerry or anyone. I used them several times and use to praise them for reliability and quality. I've read similar reviews so I am glad it wasn't personal. Jerry if your reading this I hope you take this seriously. I really thought your business had more integrity than the other contractors. Even the small jobs are important.

"AMAZING!! The owner himself and Project Manager both came to my house to assess the tree damage to my shed and give me a free estimate, which was absolutely right on with the Insurance company’s estimate! They were personable, professional and fun to deal with! Patrick and Brett are real people, not sales ppl sent out by a large corporation! They know their craft and so do the team that fixed my shed! The care they took doing it and the the careful complete clean up was amazing! And this was just a small roof on a shed. If this is how they take care of a small job, then anyone considering this company for a large job should not have any hesitation to hire them! One of the doors on my shed wouldn’t open all the way bc of a piece of fascia board that had relocated itself ?…at the end of the job, when Brett was inspecting the work, he got his tools out and worked on the door for a half an hour until it opened perfectly… not even part of the job estimate! Patrick and Brett are rock stars!!! And kudos to Nicole who is running this very efficient company behind the scenes! And one more thing…they got to my job within a week of the my estimate! Hire these guys!"

FAQs for home inspection projects in Spencerport, NY

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
