"Great. The Office Staff was very patient in answering all my questions. She explained what my options were, the cost and what each item in the inspection included. I had a question, of course, after I received the report. I was called back not only by the office but, right away by the person that did the inpection. I was pleasantly surprised at the quality of Customer Service received from my first call to the last. I thought companies had forgotten how important this still is! Would refer to friends & family anytime ! Thank you Angie's list!"

"Greg was very responsive even though I caught him driving to an appointment. He referred me to his wife, who runs his office. I was able to get a timely appointment. I chose him because he did inspections o manufactured homes in Volusia County and he listed his state License and InterNiCHI. I wanted a full inspection for my own satisfaction besides the 4-Point Inspection for insurance. He offered a combination price which provided me with my inspection report and he filled out the 4-Point Inspection Form for insurance. Greg was very professional and thorough. It was a pleasure dealing with him. I have family members who are real estate appraisers and I'm familiar with inspections. I am highly recommending Greg as someone who is knowledgeable and has integrity."

"Today was my final inspection...5 days shy of the one year anniversary of Irma. A 5 Star Rating is NOT enough for Capps Roofing. I first met Mark Capps in June as I was still battling with the insurance co. for funds...Mark explained everything to me in detail, answered all of my questions, trust me, there were lots. He treated me like I was a family member rather than a client. I am a single mom of three and immediately felt comfortable with Capps Roofing, even though I was getting estimates from other companies. Capps answered my call immediately, scheduled my estimate immediately, texted me a correct roof dimension within hours and sent the estimate within days...I needed a complete roof replacement, I was concerned that a larger, reputable company just couldn't be bothered with my roof. I was proven wrong on every level. From the time I got the phone call that they could begin work to the very end, I had constant contact via phone or text with the OWNER of the company, Blake (Mr. Capps). Sure, there was a site supervisor, but Mr. Capps was never too busy to answer all of my questions. EVERY SINGLE ONE. Every single person that came to my home was diligent, kind, respectful, polite, hardworking, and went over and above what I ever considered from a company. They were always willing to come to me to drop off a sample or to address a concern. My roof was completed within days and exceeded my expectations. I couldn't recommend Capps Roofing enough...10 Star Rating and Solid Gold!"

"After the hail storm recently I needed to have my roof inspected by 3 companies my insurance company said. The first two companies claimed that my roof was completely destroyed. As I was calling to schedule the third estimate I noticed a G&G roofing truck next door at my neighbors house so I decided to walk over and speak to them. I met Jimmy Ollie who immediately let me know that he was not a salesman but would gladly give me an honest assessment of my roof. He then told me that my roof had not received any damage from the storm. Two days later my adjuster arrived and word for word agreed with Jimmy Ollie. I appreciate the honesty and integrity of this company already and haven’t even gotten any roofing work done by them yet. My adjuster did tell me that the time to get a roof replacement is coming very soon. My husband and I are trying to figure out when would be the best time and we will be going with G&G Roofing when the time comes."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
