"Patriot Roofing is an excellent company. Everyone that I came in contact with were very professional and helpful. I had an old shake roof nearing the end of it's life span, and it was not cost effective to repair and maintain. After several bids from other companies, I decided on Patriot Roofing, even though it was on the high end of the price scale, there were several things I considered in choosing Patriot. Keith, my roofing consultant did an excellent job in providing all the information needed for me to make a decision. He did a preliminary inspection, provided me with a binder which showed pictures of the old roof, and evaluation about the roof's condition. It also provided me detailed information on the scope of the project to replace my roof with a new one, and a lot of other useful information. Another thing I took in consideration was that Patriot does not subcontract the actual work on replacing the roof, they will provide a lien release from their supplier. They also provide information on the company's license, insurance coverage, and contractors bond. I was given a start date, delayed by weather, common around here at this time of year. I was informed of the new start date, by phone, and by letter. Miguel my project manager, arrived with his crew, made sure that barriers were set up to protect my property, addressed any concerns I might have. At the end of the work day the roof was protected against unforeseen elements, the driveway was cleaned and construction debris was put in the trailer. Miguel kept me updated on the progress status through out the project. He was very easy to talk to and answered all my questions. The crew was without a doubt very professional and hard working. They worked together as a team, and obviously were well trained. The project was completed in four days, I expected it to take a lot longer. Miguel made sure that the clean up was done, showed me pictures of the completed roof which looked amazing. A few days later Eberardo came out and inspected the roof. He was very thorough and answered all my questions. I was given a copy of the Patriot roofing warranty, and later received the warranty from the shingle manufacturer. "Great Company," I would not hesitate to recommend Patriot Roofing to anyone."

"Hag a vent in the roof that was decaying due to age. They worked hard to get the needed parts in quickly and even moved my scheduled date up as soon as the part came in to get the job done before the rains started."

"Excellent. This was for the house next door to us that we own. We’ve use Aaron Carter before. It went extremely well and smooth. I came home, there was a new roof on the house (that’s how it seemed to me, anyway). Okay, so the estimate was well-written and explained what they would be doing. See attached pic for details. Aaron sent us a bill. It wasn’t much more than the estimate. Boom. Done."

"Leo was polite friendly and on time. His crew was also polite friendly and on time. They cleaned up afterwards and I am happy with the job. He even agreed to guaranteeing the roof will pass inspection when I sell my house. Great price."

"Josh did my inspection. He communicated well before and after the job. He took excellent pictures of the problems he found, and went over each one with me. We discussed the options of fixing the immediate problems vs doing a whole new roof. He explained the roof was at its end of lifespan and I needed it done soon whether we fixed the temporary problems or not. I didn't feel any pressure to give Trinity the work, whether I did the small repair or whole roof replacement. He did not treat me poorly because I am a woman."

"Andre and Toliy completed a great drywall project in my bath and laundry room. They took time to explain delays for drying times before proceeding with texturing and painting. They were courteous, pleasant and cleaned up. I would definitely call them again."

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
