"Alan was thorough in every aspect of the home inspection. He was very good at explaining the details of the home inspection. A very informed professional worth every penny of his fee. Timely, professional, and very clear in his explanations, his written report included pictures of the concerns he found. I would and will recommend him to family and friends for future home inspections. He made himself available to answer any and all questions we had post inspection, days later."

"excellent. professional and reasonable. wanted to start with some more inexpensive solutions and move to more expensive solutions. Nice to have someone say, 'this is how I would do it if it were my home. No need to waste money' We were happy. We did have one spot leak after the hurricane came through, and so we will be calling them back...but they fixed everything else."

"They inspected the site before proposing a project. The proposal price was good and included some improvements I had not expected. The project was started on the date promised and completed on the date promised. We were very pleased with the company."

"We delayed it, this was after the hurricanes and they were pretty busy. He came with samples, and explained everything. He gave us samples, and explained the samples. Gave us colored brochures, and on those brochures, made sure we knew their product line, and the way their employees are trained, and certified. It was fine, no problems. Comparable to others. We could have had it cheaper, and went with an cheaper product, but we chose to go with the better product. This is the first time I dealt with an insurance company,  I thought, we get appraisal first. We got some cheaper appraisal, but I did not feel like I wanted to go with an lesser product on an roof. I could have went cheaper, and he would have given me an cheaper one too. I wanted the better grade product, and someone certified by the company. I can go buy roof tiles, and if I don't do it right, its not warranted. Some of these companies, the roof failed in seven years. They are long gone, product is gone, or both. I wanted someone in the area, lived in the area. Kind of like your car, not everyone going to fix your car."

Small jobs welcome

"Carolina Energy Conservation did such an amazing job from the very beginning, scheduling the estimate, to the estimate itself, explanation of project, benefits of crawl space encapsulation, installation and follow up. Without a doubt, the best home service experience we have ever had. Jay was our lead foreman, he was incredibly professional, knowledgeable and friendly. He called ahead to let us know he was thirty minutes out. Kevin and Tyler were our installers and were professional, efficient and really nice. They did such a fabulous job. Our expectations were far exceeded in the finished product. The price for quality was an amazing deal! We cannot recommend this company enough! Thank you!!!!"

"Mike was very responsive when called for an estimate and with questions about the estimate and service.  The roof quality looks great and clean up was good.  I had questions about the job after and not only was Mike great about taking calls(after payment was received) but he sent one of his guys out to the home to take a look and answer any questions I had.  I would absolutely recommend Mike and Charleston Roofing and Exteriors."

"On my previous review I stated:They never showed up for the appointment. At least they could have called and let me know they were delayed. But they never called or showed up. The appointment was from 3:00PM to 8:00 PM. My wife and I waited all evening for them to show up and they never did." What happened was that my Home Warranty company canceled the appointment without letting me know. If I could delete the old review I would in all fairness to Bakers Residential Expert."

FAQs for home inspection projects in Summerville, SC

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
