"I found Kurt through an online search through Home Advisor. He was very quick to respond and explained his services. Scheduling was easy and his cost beat all other quotes. Kurt was very professional and explained the inspection process. I had a very comprehensive and thorough inspection report the very next day, which was well put together and easy to read. I would highly recommend Kurt and Eagle Home Inspections."

"The Roof Coating Specialists, Inc. was very good to work with; they were helpful, polite, and knowledgeable. They checked the roof for maintenance needs, then provided what I believe was a very fair estimate for the preliminary work plus the roof coating. They answered all my questions. They were prompt, efficient workers, and I would definitely use their roofing services again."

"When another contractor reported cracks in the elastomeric coating on our roof, I asked Roofsavers to look at the roof and provide an estimate. Roofsavers inspected the roof and reported that repair was not needed at this time. There was no charge for that assessment. I would definitely call on Roofsavers in the the future when a repair is required."

"These guys estimated that my project calling for stucco repair and painting of 3192 sq ft, two-story walls under roof and a perhaps, 65-yard wraparound wall would take two days; this proved incorrect as it took only ONE day, more specifically, seven hours. This family-owned and operated company had five guys descend on our residence and performed professionally if not brilliantly. They tell you what they’re going to do, and do it for a fair price (got four other quotes and S & H was in the middle but the others - not unreasonably - estimated five work days). Beyond timeliness and price, the paint job was precise and clean up was superb. Strongly recommend them on a painting project…."

"On February 16, 2022 Jordan Benjamin was here to give me a quote for replacing my HVAC system. He was professional, friendly, answered my questions and the price was fair. The following week, Marcos and Isaiah came to install a new system. As they were en route, I received a text, including photos of both technicians, so I would know who to expect at my door. They were on time, efficient, friendly, courteous, and professional. My old system was replaced in within five to six hours and they left my home as clean as they found it. Thank you for a great job! I will recommend Done Right Services to my family and friends."

"Also coated flat roof portion. Tony was easy to work with, negotiable re. items like moving a/c, and responsive. MDR matched prices with better quality materials than any other bid. Work was timely and the site was left spic and span. This a rental home and the long-term tenants, who can be picky, were very happy. Also great to report there were NO extra charges on completion. The front office was polite and pleasant but a little flaky, so if the option was available the 5th star could be a half - but closer to 5 than 4. Overall excellent - let's see if the work holds up."

"I highly recommend John Bayardo for any handyman or home repair project. John does outstanding work and there is virtually nothing he can’t do. He constructed my backyard pergola, built a raised circular outdoor seating terrace and brick patio, removed my bathtub and built an incredible tiled shower. He has re-wired my backyard, installed electrical outlets for lighting and installed outdoor string lights as well. He has also done many smaller projects inside the house as well. He is knowledgeable, skilled, and takes pride in doing the job right the first time. In addition to the quality of his work, John is always prompt, professional, and dependable. He communicates well, shows up when he says he will, and keeps projects moving efficiently. His prices are very reasonable, especially considering the high level of workmanship he provides. It’s hard to find someone as versatile, trustworthy, and reliable as John. I would not hesitate to recommend him for any projects large or small."

FAQs for home inspection projects in Cortaro, AZ

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
