When they came out to inspect, I showed them the problem and they agreed, it was a real problem. Later, they send a report back that completely ignores the very real problem I have. Instead, telling me to fix the back of the house that is no problem at all. Trying to ask for further assistance, they said they did what I paid them for."

The ideal timing for a pre-drywall inspection is after your builder has completed the framing, rough electrical, plumbing, and HVAC installation, but before insulation and drywall installation begins. This critical window allows the inspector to see all the systems that will soon be concealed. Most builders allocate a specific timeframe for this inspection, often just a few days, so communication with your construction team is essential to ensure you don't miss this opportunity.
When an inspection uncovers issues, the inspector will document these concerns in a comprehensive report with specific recommendations. You should promptly share this report with your builder or contractor, who will address the identified problems. Most quality builders welcome this feedback, as correcting issues at this stage is far simpler and more cost-effective than making repairs after walls are finished.
A pre-drywall inspection requires between one and three hours to complete, with the exact duration depending on your home's size and complexity. Even when not required, this inspection represents a valuable investment in your home's long-term quality and can prevent significant expenses down the road by catching issues early.
Using the same inspector for both your pre-drywall and final home inspections offers several advantages. The inspector will already be familiar with your property's construction details and any previously identified concerns. This continuity allows for more efficient follow-up on earlier issues and provides a consistent assessment approach throughout the building process.
