"Joe was absolutely fantastic every step of the way with our home inspection! His services are affordable and he was very timely, accommodating, courteous, personable, professional, communicative, willing to go out of his way for us and incredibly flexible when we encountered scheduling issues with the tenants that are currently renting the property (an ordeal that quickly turned into a nightmare, especially given the fact that we already had a fast approaching deadline to have the inspection done). Leaving no stone unturned, he took his time with the inspection and noted every issue with the property (inside and out) while making sure we understood the issues found/repairs needed. Above all, he never left us in the dark and made sure that any and all questions were answered at every point of the process. The inspection report we received for our own records was detailed, thorough (photos included), and in our email inbox within hours of the completion of the inspection. Overall, we couldn't be happier with the outstanding service we received and would be 100% willing to recommend Pride Home Inspections to anyone in need of a quality home inspection!"

"This is a great family owned small business! I'd had 6 estimates to replace my roof and this was the only company that took the time to carefully walk my roof and also inspect the attic to make sure they knew what they were getting into (I had lots of rot and sagging). The owner (Daniel) provided the estimate and was great at offering options to save me money. He was also willing to use some of my own materials (skylight) on the job without an extra charge. Lead time was only ~4 days, the worked started on time and finished ahead of schedule, and the final cost was on budget. The owner is very hands-on and besides providing the estimate was also part of the installation crew. It was really nice to deal directly with the owner during all phases of the project, especially when I wanted to add some additional work that was not part of the original bid. I would definitely recommend Daniel and Integrity NW Roofing. Competitive pricing, great service, high quality and a really nice company to deal with."

"During a roof inspection, it was discovered that all 22 attic vents of my roof were failing due to poor mfg quality and the effects of UV. Not a good time to have 22 holes in a Northwest roof. I contacted Rubicon Roofing and within 10 minutes received a return call. Dennis (owner) came promptly, surveyed the work, and I accepted his offer to do the repair. Within 2 days, my repairs were complete. It was a remarkable case of customer service that is very hard to find, these days. Excellent work in a professional manor, also very hard to find. My wife and I are very pleased with our first time use of Home Advisor, and highly recommend Rubicon Roofing."

"Our five-year-old roof developed a major leak (gallons of water pouring into the garage), so we contacted Ibex. At the initial inspection, Kettner gave us a reasonable quote, which included installing new flashing and metal vents. Kettner completed the repairs, and the following day December's usual rain and east wind returned in force -- but no leak! We highly recommend Ibex Roofing. They answered all our questions, worked with our schedule, and followed up both during the process and after repairs were finished, to be sure that the job was completed to our satisfaction."

"Curtis is an anomaly among contractors. He arrived exactly when he said he would. Did a thorough inspection of the job. Provided a reasonable quote and had the work done in a timely manner. Half the contractors I contacted never replied and two never showed up for the appointments they set. I highly recommend DHT Construction and Roofing."

"I had a terrible damaged portion of my roof that had a god awful leak. Needed it replaced urgently replaced urgently and my mom referred me to these guys. They responded fast and did a thought inspection and started working on my roof in 2 days. I'm happy I chose them because they made the process so much easier to navigate. Their team was so understanding and polite. PS they did just a great a job on my mom's house. She even found a new friend!"

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.
If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.
Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.
Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.
Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.
Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.
Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.
Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.
Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.
Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.
Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
