"Mark from LBI Home Inspection was fantastic. He was very thorough and knowledgeable on each element we came across during inspection. This cannot be said about some of our former inspectors who just seemed to want to check the box. Mark seemed to take pride in his work and make sure that we as home owners were fully informed on the state of the home, potential maintenance risks, and corrections that should be considered. I actually just went and purchased new photoelectric smoke detectors for my home after learning about the difference between ionization and photoelectric during the training he provided. I highly recommend you use Mark if you are looking for an inspector to provide a report that brings true value."

"While they don’t do mobile home roof coating which is why we contacted this company I still wanted to leave a review because they called us the next day and was very professional. I would recommend them to anyone. They was nice enough to give our information to someone that could help us so we are very appreciative to them."

"The only thing that made me give them a 4.0 is the service rep did not let us know, when he did the inspection, that there was debris underneath where they needed to lay the cover. Unfortunately, the team that came out could not lay the cover under the main part of the house. Now we will have to reschedule. Everyone was really nice, even the sales rep. Just would like to have been informed that there was debris that needed to be moved so the job could be completed."

"Mr. Turner provided a design to convert the garage into a home that is visually appealing and kept costs down. He took care of all the permits and inspections (many). All the electrical, plumbing, drywall, insulation and heating work was well done - never a problem in passing inspections. The craftsmanship on the carpentry work is beautiful includes a walk in closet, laundry closet, window framing and baseboards. Bathroom was well thought out-every inch used. Many details I had not thought of Mr. Turner did (led ceiling lights, well placed heaters, lots of insulation added into the walls and attic). They also did an excellent painting finish of the entire house and floor installation. They left the home spotless to include cleaning out the heaters. Mr. Turner provided a detailed estimate with drawings after our first meeting and provided me an update after I requested additional work. This is a very honest and nice company to deal with. We will definitely call them in future for other projects."

"Joe, the Sales Rep, promptly met us on site and provided a written estimate the same day, which was about half of most of the other estimates we received and only a third of the highest estimate. We had a tight deadline for completing the work due to an imminent building inspection and other work that had already been scheduled and could not be performed until the insulation was done. Despite it being their busy season and having an issue with one of their trucks, Accurate Insulation made and kept their promise to complete the work by a date certain. From our research, we knew that spray foam insulation is only as good as the quality of the installation. We also recognized that our relatively small job was particularly tedious because it involved applying spray foam to partially obstructed rim joists and a crawl space that had a dirt floor and little clearance. The employee from Accurate Insulation spent several hours patiently applying the foam to every area that was reasonably accessible and even managed to properly apply the foam to areas other contractors said were inaccessible. I do want to note that the employee initially failed to install a vapor barrier in the crawl space because he did not closely review the work order (he happily did it after I pointed out that it was supposed to be done), he was unable or simply reluctant to accept a credit card payment on the weekend, and he had limited proficiency in English. These issues may have been off putting for some. However, for us, none of these issues were a big enough deal to overshadow the excellent quality of his work, especially given that Accurate Insulation gave us the best price."

FAQs for home inspection projects in Halltown, WV

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
