"Joseph at Pride Home Inspections did a wonderful job for us. We hired him to inspect a 1993 manufactured home. Despite the fact that there was a tenant, and belongings in the home, Joseph completed a thorough inspection. I was able to be with him or nearby throughout the inspection and he was able to explain much of what he found so that I could easily understand it. Additionally, his written report at the end was thorough, had the appropriate photos and was presented i a manner that made it easy to comprehend. This inspection will allow us to make repairs and improvements to the home so that it will continue to be a liveable home. . I would recommend Joseph without reservation and would use him again."

"This is a great family owned small business! I'd had 6 estimates to replace my roof and this was the only company that took the time to carefully walk my roof and also inspect the attic to make sure they knew what they were getting into (I had lots of rot and sagging). The owner (Daniel) provided the estimate and was great at offering options to save me money. He was also willing to use some of my own materials (skylight) on the job without an extra charge. Lead time was only ~4 days, the worked started on time and finished ahead of schedule, and the final cost was on budget. The owner is very hands-on and besides providing the estimate was also part of the installation crew. It was really nice to deal directly with the owner during all phases of the project, especially when I wanted to add some additional work that was not part of the original bid. I would definitely recommend Daniel and Integrity NW Roofing. Competitive pricing, great service, high quality and a really nice company to deal with."

"Patriot roofing is an outstanding company. They weren’t the cheapest but as the saying goes you get what you pay for. From our salesman Levi, the crew(Alan and his crew) to the final inspection with Eb...they were all professional, courteous and hard working. The roof turned out even better than expected and our property was treated with respect and left as if no one had been there. Thanks again and we will recommend you to anyone we know that needs a roof."

"We had a tight schedule to bid, receive, and have installed a 22' aluminum ADA ramp for my mom's return home from the hospital. Randy and Gio were quick to respond, drive to our place, provide and estimate and schedule. We got the work done on time, on price, and the work exceeded our expectations. It ramp was slightly longer than we required, which is great, because it reduced the overall slope that my mom needed to wheel up."

"Originallly Maleke told us that they had their own GAF factory-trained workers and did not use subcontractors. About halfway through the work they gave me a card from R and R Exteriors, the subcontractor. We had new gutter screens installed four weeks before we decided on the new roof. and the installers tore them down, bending them up. When told that they were to stay they put them back up but were bent too much to meet up properly and keep the leaves out. When finished we told Maleke that we would like to have the roof inspected before payment and he said they would hole payment until the end of the month, three weeks, to give us time for an inspection. The next day we received a call from the office that they were going to process the final payment. When I told them that Maleke had said they would not do that until the end of the month, she said they could not do that. Asked her to contact Maleke and she called back and said she could not contact Maleke and he was on leave and that would process the final payment. The inspector said we had a good roof, but I was not happy with Maleke giving us wrong information about subcontractors and giving us time to get the inspection before they processed the final payment. WOuld not recommend doing business with them."

FAQs for home inspection projects in Kingston, WA

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
