"The inspector was very kind, personable, and professional. The report was very thorough. It was great to be able to walk through the property with him at the end of the inspection for a summary of findings. (If at all possible, I recommend that for anyone having a home inspection.) He was very knowledgeable and explained findings in a way for me to understand. I appreciated his feedback and recommendations! I would hire him again!"

"Jack Smith came by to look at our unit which was not functioning properly as it didn't cool. He fixed it for less than 15 minutes! He was very courteous, wore a mask and even put on shoe covers when he entered the home which was greatly appreciated since we have a newborn in the house. We couldn't be happier with the service. Highly recommend!"

"I am very pleased with the outcome of the porch but I did have to spend a lot of time communicating with the crews myself during the job. Mr. Jones does not perform the contract work himself but instead he has different crews come in and work on their own specialties and they communicate with Mr. Jones via smartphone. When one crew ends, he sends out the next crew. The contractors that came in to do their own work were graded an A. Their skills were way better than I expected and they were very cordial. The contractors he used for my job were excellent. It was stated that all of their work is done to code but I can't stress enough, PAY THE $170 FOR A BUILDING PERMIT. I was told a permit may cause a delay because when Mr. Jones requests an inspection at certain stages of the build it takes a week at the most for the inspector to arrive. Those delays were minimal. Since mine was a permit job I was also told that if mine was waiting on an inspection he would send the crew to another non-permit job while we waited. They didn't come back when my job was ready to move on so that is where some of my delays came. My porch took 6 weeks to complete but it was started at the beginning of December and finished mid-January so we had two Holidays to work around and some days the weather caused delays but those were minimal. Since the job is not overseen onsite it was up to me to constantly bring up areas that needed addressing and I had to stay on top of that communication. Mr. Jones was always pleasant but there should have been more site visits to make sure the crews completely finished their stage of the build since this is not my area of expertise. But again, having an experienced inspector helped to keep the build to code. I have to say I was at fault by NOT discussing the exact type of door to install. He had a basic door that he uses but it was worth me paying the difference to get a better door. Remember, YOU are the one having the work done by a contractor so certain decisions need to be made by YOU for your own comfort level. You need to inspect every job by any contractor as it progresses because if it gets too far along and something isn't quite right, you may not be able to easily go back and make changes if things get "layered". Some areas to control from the beginning on this job: get a building permit, discuss the exact door you want, discuss the color of gutters, discuss the swing of the door (in/out, right/left). Mr. Jones was trustworthy and said if I had any issues in the future he would come back and address them, and I do believe him."

"Scott conducted an inspection of the attic and found no evidence of a leak. His conclusion was that the stains on the shower ceiling were the result of a low ceiling combined with a coating that was not water resistant. He was very professional in his survey, professional in appearance, presented his business card on arrival, and arrived at the appointed hour. Impressive."

FAQs for home inspection projects in Lenoir City, TN

Most mobile home inspections require two to three hours to complete properly. The timeline varies based on your home's size, age, and overall condition. Inspectors need sufficient time to examine all major systems, document their findings, and compile their observations.

If the inspector discovers concerning issues that warrant deeper investigation, the process may take longer. For the most thorough assessment, try to schedule your inspection during daylight hours when visibility is optimal.

Pay close attention to water damage indicators like ceiling stains, warped flooring, or musty odors. Structural concerns, including uneven floors, sagging rooflines, or doors that won't close properly, suggest potential foundation issues. Electrical problems such as flickering lights, warm outlets, or outdated wiring present serious safety hazards.

Impromptu modifications or repairs performed without proper permits often signal deeper problems. Windows that don't seal properly may indicate structural shifting or water infiltration.

Yes, professional inspectors evaluate the foundation components and anchoring mechanisms during a thorough assessment. They examine support piers, blocks, and tie-downs for proper installation and condition. The inspection includes checking for appropriate ground clearance and adequate ventilation beneath the home.

Proper anchoring is essential for stability during adverse weather conditions. Foundation issues can affect everything from door alignment to plumbing function, making this a critical part of any comprehensive inspection.

Industry professionals recommend scheduling maintenance inspections every two to three years for manufactured homes. Homes in regions with extreme weather conditions may benefit from more frequent evaluations. Consider arranging an inspection after significant storms or if you notice any unusual changes in your home's condition.

Regular assessments help identify minor issues before they develop into major problems. Maintaining documentation of these inspections also provides valuable records for insurance purposes or future sale considerations.

Search for inspectors with certifications from recognized professional organizations in your state. Specialized training or experience with manufactured housing is particularly valuable for these unique structures. Ask potential inspectors about their familiarity with HUD standards for manufactured homes. Professional membership in industry associations often indicates commitment to ongoing education and ethical standards. Request sample reports from prospective inspectors to evaluate their thoroughness and clarity of communication.

Many insurance providers consider inspection results when determining policy rates and coverage terms. A positive report demonstrating well-maintained systems and the absence of hazards may qualify you for better rates. Addressing issues identified during inspection demonstrates proactive maintenance that insurers often reward. Some companies offer specific discounts for homes that meet certain safety and structural standards.

Contact your insurance provider before scheduling an inspection to understand exactly what documentation they require for potential premium reductions.
